Spring Living Retirement Communities (springliving.ca) is a boutique, rapidly growing Canadian senior living owner/operator, who currently owns and operates retirement communities in Ontario and Quebec. The company has an ambitious growth plan to expanding through acquisition of mid-market retirement residences across Canada over the next 5 years. JOB OVERVIEW
REPORTS TO: Vice President of Sales & Marketing
The Director of Sales is responsible for leading and supporting sales performance, occupancy growth and market development across an assigned portfolio of retirement communities.
Working in close partnership with the Regional Director of Operations and through a dotted-line relationship with Executive Directors and Sales Consultants, this role provides regional sales leadership, strategic direction, coaching and performance support. The Director develops sales capability, drives accountability and ensures consistent adoption of Spring Living's sales methodology, standards and processes.
As a leader within Spring Living, the Director of Sales champions a collaborative, performance-focused sales culture and supports community teams in developing effective sales and local market strategies that drive occupancy, revenue and net move-in results. All duties are performed in accordance with Spring Living's Vision, Mission and Values.
ROLES AND RESPONSIBILITIES
Regional Sales Leadership & Performance
- Lead and support sales performance across assigned communities to achieve occupancy, revenue and net move-in objectives.
- Partner with the Regional Director of Operations, Executive Directors and Sales Consultants to establish priorities, identify opportunities and develop focused sales action plans.
- Monitor regional and community performance, pipeline, conversion and forecasting to identify trends, risks and opportunities requiring action.
- Provide hands-on sales leadership and support to communities requiring additional focus or performance improvement.
Sales Culture, Standards & People Development
- Champion a collaborative, accountable and performance-focused sales culture aligned with Spring Living's mission and values.
- Lead the consistent adoption of Spring Living's sales methodology, processes, standards and customer experience expectations.
- Coach, mentor and develop Sales Consultants through field-based coaching, pipeline reviews, call coaching and tour observations.
- Support the onboarding, development and performance of sales talent in partnership with Executive Directors.
- Share best practices and promote continuous learning, recognition and professional growth across the region.
Pipeline, CRM & Sales Execution
- Lead regional pipeline and forecasting processes, ensuring accurate visibility into anticipated move-ins and occupancy performance.
- Champion consistent and effective use of the CRM, including data quality, prospect management, sales activity and next-step documentation.
- Monitor conversion, lead aging and follow-up activity and coach teams to improve pipeline progression and sales execution.
- Use sales data and performance insights to guide strategy, coaching and regional priorities.
Community Sales, Business Development & Local Marketing Strategy
- Partner with Executive Directors and Sales Consultants to develop community sales, lead generation, business development and local marketing strategies aligned with occupancy goals and local market dynamics.
- Guide teams in identifying market opportunities, priority customer segments, referral channels and strategic community partnerships.
- Support the development of focused outreach, networking, event and local marketing plans, with community teams accountable for execution.
- Review results and support teams in adapting strategies and resource priorities based on performance and market conditions.
- Partner with corporate Marketing to align local market needs with corporate strategy, brand standards and broader marketing initiatives.
Competitive Intelligence & Market Performance
- Maintain a strong understanding of local market conditions, competitors, pricing and emerging market trends.
- Lead competitor monitoring, pricing analysis, mystery shopping and lost-sale analysis across the region.
- Use market intelligence to strengthen community positioning, sales strategy and local market plans.
- Communicate relevant market opportunities, risks and insights to regional and corporate leadership.
Regional Partnership & Collaboration
- Serve as the sales partner to the Regional Director of Operations and build strong, collaborative relationships with Executive Directors and community leadership teams.
- Participate in regional and portfolio performance reviews, providing sales insights, forecasts and recommendations.
- Partner cross-functionally with Sales, Marketing, Operations and other support teams to remove barriers and improve performance.
- Support the continued development and implementation of Spring Living's sales platform, tools and processes.
- Perform other related duties as required.
QUALIFICATIONS
- Minimum five years of progressive sales, sales leadership or sales performance experience.
- Previous regional or multi-site sales experience is preferred; candidates with demonstrated experience coaching, supporting and developing sales teams will also be considered.
- Previous senior living, retirement living or related healthcare experience is preferred but not necessary.
- Demonstrated ability to drive sales performance, conversion and revenue growth.
- Proven experience coaching, developing and influencing sales professionals and teams.
- Strong understanding of consultative, relationship-based sales practices.
- Experience in pipeline management, forecasting and sales performance analysis.
- Experience with CRM systems and a strong understanding of CRM discipline, sales reporting and data-driven performance management.
- Demonstrated ability to develop sales, business development and local market strategies.
- Strong business development, networking and relationship-building capabilities.
- Strong leadership and influencing skills, with the ability to lead through partnership and a dotted-line reporting structure.
- Excellent interpersonal, presentation and written and verbal communication skills.
- Strong analytical and problem-solving skills with the ability to translate sales data and market insights into actionable strategies.
- Highly collaborative and able to build effective partnerships with operations and community leadership.
- Able to work with a strong sense of urgency, prioritize competing demands and deliver results in a fast-paced, multi-site environment.
- Proficiency in Microsoft Office, including Word, Excel and PowerPoint.
- Ability to travel regularly throughout the assigned region.
