About Us:
CMC Glazing Group is seeking an experienced and highly organized Project Manager to lead glazing and façade projects from contract award through final closeout. The successful candidate will be responsible for ensuring projects are delivered safely, on schedule, within budget, and in accordance with contract documents, quality standards, and client expectations.
This role requires strong technical knowledge of glazing systems, excellent communication skills, and the ability to coordinate multiple stakeholders, vendors, and field teams throughout all phases of a project.
Key Responsibilities:
- 1. Pre-Construction Management
Estimating & Takeoff Support
- Review project drawings, specifications, contracts, and scope of work.
- Collaborate with estimating teams to validate material quantities, system selections, fabrication requirements, and lead times.
- Participate in value engineering initiatives to optimize system design, performance, and project cost.
Submittals & Approvals
- Manage the preparation and submission of shop drawings, product samples, structural calculations, and supporting documentation.
- Coordinate submittal reviews with architects, engineers, general contractors, and internal drafting teams.
- Track approval cycles and proactively resolve issues to prevent project delays.
2. Procurement & Scheduling
Material Procurement
- Procure glass, aluminum systems, hardware, sealants, and related materials.
- Manage vendor relationships, lead times, and pricing negotiations.
- Ensure long-lead materials, including custom tempered and laminated glass products, are ordered and tracked effectively.
Project Scheduling
- Develop and maintain project schedules that align with client and construction schedules, including:
- Fabrication
- Material deliveries
- Field labor allocation
- Crane and lift requirements
- Site installation activities
- Monitor project progress and adjust schedules to address site conditions, weather impacts, and other project changes.
3. Coordination & Communication
Internal Coordination
- Work closely with:
- Drafting and detailing teams
- Fabrication shop personnel
- Installation crews
- Warehouse and logistics teams
- Health and safety departments
External Coordination
- Attend Owner-Architect-Contractor (OAC) meetings.
- Provide regular project updates to clients, general contractors, architects, consultants, and other stakeholders.
- Coordinate with site supervisors, foremen, and trade partners to resolve field issues efficiently.
4. Financial Management
Budget Control
- Monitor and manage project costs, including materials, labor, equipment, and subcontractors.
- Review and approve vendor invoices.
- Identify budget variances and prepare monthly project cost forecasts.
Project Billing & Change Management
- Prepare and submit AIA-style progress billings.
- Manage change orders, RFIs, back charges, and scope modifications.
- Support collection activities and oversee lien release processes when required.
5. Field Operations Oversight
- Provide leadership and support to site supervisors, foremen, and installation teams.
- Ensure installation activities comply with:
- Approved shop drawings
- Manufacturer specifications
- Project quality standards
- Safety regulations and best practices
- Resolve field challenges such as:
- Misaligned or out-of-square openings
- Glass breakage and replacement coordination
- Water infiltration issues
- Air leakage concerns
- Site coordination conflicts
6. Quality Assurance & Testing
- Ensure projects are installed in accordance with approved shop drawings and contract requirements.
- Coordinate mock-ups, water testing, inspections, and performance testing to applicable industry standards.
- Work with engineering and design teams to verify structural, thermal, acoustic, and performance requirements are achieved.
- Manage punch list completion and project turnover requirements.
7. Project Closeout
- Coordinate and deliver project closeout documentation, including:
- Warranty packages
- Maintenance manuals
- As-built drawings
- Complete final project financial reconciliation.
- Conduct post-project reviews to identify lessons learned and opportunities for continuous improvement.
Qualifications & Skills
Required Experience & Knowledge
- Strong understanding of commercial glazing and façade systems, including:
- Storefront systems
- Curtain wall systems
- Stick-built glazing systems
- Unitized façade systems
- Experience coordinating shop drawings and ensuring compliance with architectural and contractual requirements.
- Knowledge of construction contracts, project documentation, and change management processes.
- Experience with project scheduling software such as Microsoft Project and contractor management platforms.
