First impressions start outside. We're looking for a Groundskeeper who takes real pride in how our properties look — from the entrance, to the walkways, to the last garbage can on the block. This is a hands-on, full-time role covering multiple properties in our portfolio, built for someone who wants variety, steady hours, and room to grow into a broader facilities or grounds role.

About the Role
The Groundskeeper is responsible for the day-to-day cleanliness, grounds upkeep, and amenity-area maintenance across multiple properties, including terrace and outdoor amenity spaces at our luxury high-rise buildings. This role goes well beyond garbage and litter — it also includes basic grounds-keeping, terrace/amenity upkeep, and light equipment operation. No prior landscaping experience is required; we'll train you on the specifics. What matters most is reliability, attention to detail, and a genuine sense of ownership over how each property looks and feels.
What You'll Do
Waste & Grounds
- Bring garbage and recycling bins out for scheduled municipal pickup and return bins to storage areas across all assigned properties
- Maintain cleanliness of garage and recycling rooms including washing garbage and recycling bins, walls, floors and ceiling of garbage room and chute rooms
- Empty and maintain garbage cans and receptacles throughout building grounds, common outdoor areas, and parking areas on a set schedule
- Patrol grounds and underground parking daily to pick up litter and debris, keeping entrances, walkways, and outdoor amenity spaces guest-ready
- Perform basic grounds-keeping tasks — weeding, trimming shrubs, raking, mulching, and seasonal cleanup — using hand tools and basic power equipment (mowers, trimmers, blowers)
- Remove snow and ice from walkways, entrances, and parking areas (shoveling, snow blower, salting/de-icing) during winter months
- Pressure-wash parking garages, terrace pavers, walkways, entrances, and other exterior surfaces on a regular schedule
- Flag larger landscaping, irrigation, or safety issues to the property management team rather than needing to fix everything yourself
Terraces & Amenity Spaces
- Water and maintain terrace planters and container plantings, including light pruning and deadheading to keep displays looking fresh
- Clean and inspect terrace and amenity furniture, reporting any damage or replacement needs to the property management team
- Inspect and clean communal BBQ/grill stations, including basic safety checks (propane connections, grease buildup), flagging anything beyond routine cleaning to management
- Clean easily accessible windows and glass in terrace and common amenity areas [ full exterior high-rise window washing is typically handled by a certified, insured specialty contractor for safety/liability reasons]
Parking & Site Coverage
- Monitor visitor parking areas, enforce posted parking guidelines, and coordinate with concierge/security on violations or towing as needed
- Travel between properties within the portfolio on a set route/schedule, maintaining the same standard of care at every site
- Support seasonal projects — planting, mulch refresh, minor exterior touch-ups — as directed by the property management team
What We're Looking For
Required
- Comfortable working outdoors in all seasons and weather conditions
- Able to lift and carry up to [50] lbs and remain on your feet for extended periods; physical stamina for a mix of outdoor and light physical work
- Comfortable and safe operating basic power equipment (mowers, trimmers, blowers, pressure washers) — training provided
- Reliable way to travel between properties
- Strong attention to detail and a sense of ownership over the properties you're responsible for, including resident-facing amenity spaces
- Able to work independently and manage your own schedule across multiple sites with minimal supervision
- Comfortable interacting professionally with residents, guests, and visitors (e.g., parking guidance) in a luxury residential setting
Preferred (Not Required)
- Prior experience in groundskeeping, janitorial, porter, or general property maintenance
- Basic familiarity with landscaping tools and pressure washers
- Experience with plant/container care (watering, deadheading, seasonal displays)
- Experience working across multiple sites or properties
