Building Caretaker & Compliance Assistant
Full-time, Monday to Friday | Niagara Region | $22.00 – $27.50 per hour

Marandola Real Estate Management is a property management firm in the Niagara Region, coming up on 40 years in business. We manage roughly 350 residential units and more than 150,000 square feet of commercial space, including single-family homes, apartment buildings, retail plazas, office and industrial properties. The team is small and hands-on, and this position works closely with all of it.
Position summary
The Building Caretaker & Compliance Assistant is responsible for the cleanliness, condition and regulatory compliance of company-managed properties. The role combines routine site care, scheduled property inspections and record keeping, waste and debris removal, and minor maintenance work.
We are not looking for a licensed tradesperson. You will not be rewiring a panel or changing out a furnace; What we need is someone competent and confident with everyday maintenance and upkeep, who can handle the routine work themselves and knows when to escalate rather than guess.
Duties and responsibilities
The following describes the general nature of the work and is not an exhaustive list.
Site care
- Regular cleaning and upkeep at an assigned commercial retail plaza, several days per week
- Exterior and common area cleanliness, including parking lots, walkways, entrances and landscaped areas
- Weekly garbage and recycling handling at apartment buildings
- Interior common area cleaning across the portfolio, such as hallways, entrances, laundry and mechanical rooms
- Seasonal exterior work, including salting, sweeping and basic yard maintenance
Cleanups and waste removal
- Clearing units following turnover, including removal of abandoned furniture and belongings
- Removal of construction debris and bulk waste
Property checks and compliance
- Scheduled walkthroughs and inspections of assigned properties
- Fire and life safety equipment checks
- Maintenance of fire safety logbooks and inspection records
- Unit, common area and seasonal condition inspections
- Photo documentation and written reporting of deficiencies
- Supporting documentation for municipal inspections and rental licence renewals or other compliance
This part of the job depends on the paperwork getting done. The records matter as much as the work.
Light maintenance and triage
- General repairs and upkeep, such as lighting and fixtures, smoke and carbon monoxide alarm batteries, filters, door hardware, minor patching and touch-up painting
- Basic preventative maintenance on building components and equipment
- Attending service calls to assess and report the scope of an issue, so the appropriate technician or contractor is dispatched with the correct parts
- Escalating work that requires a licensed trade
- Coordinating and following up with 3rd party vendors, quotes and escalated service calls
Qualifications
- Experience in building maintenance, caretaking, janitorial, or a related trade
- Competence with general maintenance and upkeep tasks, and sound judgment regarding when work requires a licensed trade
- Valid Ontario G licence and a clean driving record; a company vehicle is provided
- Must be bondable and insurable, and able to pass a criminal record check, as the position requires access to occupied residential units and tenant businesses
- Ability to work independently in the field and collaboratively with office staff and other field technicians
- Accurate record keeping, and comfort using a phone or tablet for photos, work orders and inspection reports
- Ability to lift up to 50 lbs and work outdoors in all seasons
- Willingness to perform garbage, recycling and waste removal as a regular part of the role
- Professional and courteous conduct with tenants and commercial clients, who see this position more than anyone else at our company
- WHMIS and Working at Heights certification are considered assets
Schedule and compensation
Monday to Friday, 9:00 a.m. to 5:30 p.m. The position participates in a shared after-hours and weekend on-call rotation. On-call attendance is paid at a premium rate on a per-call basis, in addition to regular wages.
Compensation is $22.00 to $27.50 per hour. The starting rate reflects experience: $22.00 for candidates who are learning the compliance and inspection side of the role, and up to $27.50 for candidates with trades or building maintenance experience who can work independently from the outset. Wages are reviewed after six months.
A company vehicle, all tools and equipment, and a company cell phone are provided. You are not putting kilometres on your own vehicle or buying your own drill.
Advancement
This position has room to develop into a senior maintenance technician role, with increased technical responsibility and compensation. Support for relevant training and certification is available.
Pay: $22.00-$27.50 per hour
