The Opportunity
We are seeking an Estimator, Construction to join our Toronto team and support the planning and delivery of purpose-built rental apartment projects across the Greater Toronto Area.
Reporting to the Director of Construction, the Estimator will be responsible for preparing reliable conceptual, schematic, design-development, and pre-tender estimates; managing trade coverage and bid analysis; identifying cost risks and opportunities; and supporting procurement and value-management decisions. Working closely with Development, Construction, Design, Finance, consultants, and trade contractors, this role will help establish realistic project budgets and maintain cost certainty from acquisition and design through contract award and construction.

The expected salary range for this role is $85,000 to $115,000, with final compensation determined by the candidate’s experience, skills, and qualifications.
What you bring...
- Degree or diploma in construction management, engineering, architecture, quantity surveying, building science, or a related field; equivalent progressive estimating experience will also be considered.

Minimum 5 years of progressive estimating or preconstruction experience on major multi-residential, mixed-use, institutional, or commercial projects.

Demonstrated experience estimating cast-in-place concrete mid-rise or high-rise residential projects in the GTA, preferably valued above $50 million.

Strong knowledge of conceptual estimating, detailed quantity take-offs, trade tendering, bid leveling, scope analysis, value engineering, cost planning, escalation, allowances, contingencies, and procurement strategy.

Working knowledge of the Ontario Building Code, Construction Act, municipal development requirements, common CCDC contract forms, and GTA construction market conditions.

Ability to read and critically review architectural, structural, mechanical, electrical, civil, landscape, and interior design documents for scope completeness, coordination, constructability, and cost risk.

Strong commercial judgment, analytical ability, negotiation skills, written communication, and ability to clearly explain cost assumptions, exclusions, risks, and recommendations.

Advanced proficiency in Microsoft Excel and estimating/take-off platforms such as Bluebeam Revu, On-Screen Takeoff, Planswift, Sage Estimating, CostX, or equivalent. Procore experience is an asset.

Professional Quantity Surveyor (PQS), Gold Seal, LEED, or other relevant designation is an asset.

Valid Ontario driver’s licence and ability to attend project sites, consultant meetings, and trade meetings throughout the GTA.
You will...
- Prepare conceptual, schematic, design-development, construction-document, and pre-tender estimates for new purpose-built rental and mixed-use developments.

Develop and maintain elemental cost plans, detailed trade breakdowns, benchmarking data, unit rates, escalation assumptions, allowances, contingencies, and cash-flow forecasts.

Perform quantity take-offs and review drawings, specifications, reports, and consultant information to identify scope gaps, inconsistencies, constructability concerns, and cost exposure.

Prepare tender packages and scopes of work, solicit competitive trade coverage, respond to bidder questions, and manage the bid process in coordination with the project team.

Analyze and level trade bids, identify exclusions and qualifications, validate pricing, conduct post-tender interviews, and prepare award recommendations.

Support project budgeting and cost reporting by reconciling current estimates against approved pro formas, prior estimates, market benchmarks, and committed costs.

Lead value-management and cost-optimization exercises with Development, Design, Construction, consultants, and trade partners while protecting project performance, quality, and long-term operating objectives.

Monitor GTA labour, material, equipment, and subcontractor market conditions and maintain current cost databases and trade relationships.

Provide estimating input into site acquisition, due diligence, design decisions, construction methodology, phasing, logistics, scheduling, and procurement strategy.

Assist with contract scope development, change pricing reviews, independent cost checks, and evaluation of proposed substitutions or alternates during construction.

Prepare clear estimate reports, executive summaries, assumptions, exclusions, risk registers, and cost presentations for internal approvals and investment decisions.

Coordinate with consultants to ensure drawings and specifications are sufficiently complete, coordinated, and aligned with the project budget before tender.

Maintain organized and auditable estimate files, bid records, historical cost information, and lessons learned to improve future project forecasting and procurement outcomes.
