The Opportunity
We are seeking an experienced Site Superintendent to join our growing Toronto construction team and lead the day-to-day site delivery of purpose-built rental apartment projects across the Greater Toronto Area.
Reporting to the Director of Construction and working closely with the Project Manager, the Site Superintendent will be accountable for site safety, field execution, short- and long-term scheduling, quality control, trade coordination, logistics, inspections, and turnover. The successful candidate will bring strong experience delivering multi-storey cast-in-place concrete residential projects in a constrained urban environment and will lead the site team from mobilization through occupancy and closeout.

The expected salary range for this role is $65,000 to $95,000, with final compensation determined by the candidate’s experience, skills, and qualifications.
What you bring...
- Minimum 8 years of progressive site supervision experience, including at least 3 years as a Superintendent or Senior Assistant Superintendent on major multi-residential or mixed-use projects.

Demonstrated experience delivering cast-in-place concrete mid-rise or high-rise residential construction in the GTA; experience with projects valued above $50 million is preferred.

Strong working knowledge of the Ontario Building Code, Occupational Health and Safety Act and applicable regulations, municipal inspection processes, and construction best practices.

Proven ability to develop and manage master schedules, three-week look-ahead schedules, site logistics plans, concrete forming cycles, hoisting plans, and occupancy/turnover sequencing.

Strong understanding of excavation, shoring, foundations, structure, building envelope, mechanical and electrical systems, interior finishes, commissioning, and deficiency management.

Ability to read and interpret drawings, specifications, shop drawings, RFIs, site instructions, and consultant reports, and to identify constructability and coordination issues before they affect the work.

Demonstrated leadership of site staff, self-perform labour, trade contractors, suppliers, inspectors, and consultants.

Strong communication, conflict-resolution, documentation, organizational, and decision-making skills.

Current First Aid/CPR certification and recognized construction safety training are assets.

Proficiency with Procore, Microsoft Office, Bluebeam Revu, and construction scheduling software is an asset.

Valid Ontario driver’s licence and ability to travel to project sites throughout the GTA.
You will...
- Lead all day-to-day field operations and establish a professional, organized, safe, and productive site environment.

Take primary responsibility for site safety, including compliance, orientations, inspections, hazard assessments, housekeeping, emergency planning, and corrective action in coordination with the health and safety team.

Develop, maintain, and communicate the construction schedule, including detailed look-ahead schedules, milestone planning, critical-path activities, trade manpower requirements, and recovery plans.

Plan and manage site logistics, access, deliveries, tower cranes, hoists, temporary services, material handling, winter conditions, and neighbour impacts for constrained Toronto sites.

Coordinate trade contractors and site labour to ensure work is properly sequenced, adequately resourced, and completed in accordance with the contract documents.

Lead daily coordination, weekly trade meetings, site inspections, and planning sessions; document commitments and follow through on outstanding items.

Review drawings and specifications, identify conflicts and constructability concerns, and work with the project team to obtain timely RFIs, site instructions, and design decisions.

Manage quality control through preparatory reviews, mock-ups, first-work inspections, testing, deficiency tracking, and verification of completed work.

Coordinate municipal, utility, consultant, fire department, Tarion, and occupancy inspections and ensure prerequisites are completed in advance.

Monitor progress against budget and schedule, verify trade progress, support payment review, and promptly escalate material risks, delays, claims, or performance issues.

Lead turnover, commissioning, occupancy, deficiency correction, closeout, and transition to Deveraux’s property operations team.

Mentor Assistant Superintendents, Site Coordinators, and other field staff while maintaining clear accountability across the site team.
