The Technical Services & Maintenance Technician Lead – West is a senior working Maintenance Technician responsible for hands-on maintenance support, technical leadership, and operational oversight at LaVida, The Vibe, and Skygreen, while supporting Technical Services initiatives across the Western Canada portfolio.
This role combines direct maintenance with technical leadership, preventative maintenance oversight, building systems expertise, health and safety, and portfolio-wide support- playing a critical role in maintenance excellence, operational consistency, resident satisfaction, and continuous improvement.
Key Responsibilities
Site Maintenance Operations
- Complete resident service requests, repairs, and suite turnovers.
- Perform preventative maintenance inspections and building system troubleshooting.
- Respond to maintenance emergencies and after-hours calls as required.
- Conduct regular building inspections and maintain accurate work order records.
- Coordinate contractor access and support Property Managers with maintenance planning.
- Act as the primary technical resource for assigned properties.
Team Leadership & Coverage
- Mentor and support Maintenance Technicians through coaching and field training.
- Assist with onboarding, troubleshooting complex issues, and sharing best practices.
- Provide vacation, leave, and emergency coverage across Western properties.
- Support workforce planning to maintain service continuity during staffing challenges.
Preventative Maintenance
- Oversee execution of the National and Property Preventative Maintenance Programs.
- Conduct PM audits, review maintenance documentation, and identify deficiencies.
- Promote a preventative maintenance culture and support continuous improvement.
Building Systems & Technical Support
- Provide technical support across HVAC, boilers, domestic hot water, electrical, plumbing, fire and life safety, building envelope, and elevators.
- Troubleshoot system performance issues and conduct root cause analysis.
- Review contractor recommendations and support operational optimization.
Energy Management & Capital Projects
- Identify opportunities to reduce energy and utility consumption across the portfolio.
- Support optimization of building systems and implementation of energy conservation initiatives.
- Assist with capital project planning, contractor coordination, and warranty resolution.
- Support building handovers, commissioning reviews, and operational readiness.
Health & Safety
- Promote safe work practices and a culture of safety and accountability.
- Participate in safety inspections, audits, and Health & Safety training.
- Ensure compliance with safe work procedures and support contractor safety requirements.
Qualifications and Experience
- Post-secondary education in Building Operations, Building Systems Technology, Facilities Management, Mechanical Systems, or a related field is preferred.
- Journeyperson certification in a relevant trade, BES I & II certification, or equivalent technical training are considered strong assets.
- Minimum 5 years of experience in residential, commercial, or institutional building maintenance.
- Strong knowledge of HVAC, plumbing, electrical, domestic hot water, hydronic, fire and life safety, and building automation systems.
- Equivalent combinations of education, training, and experience will be considered.
- Experience leading, mentoring, or training maintenance staff.
- Experience coordinating contractors and service providers.
- Multi-site property experience is an asset.
- Strong organizational, communication, leadership, and problem-solving skills.
- Basic proficiency in Microsoft Office Suite (Word, Excel, PowerPoint).
- Valid driver’s license and ability to travel throughout the Western Canada portfolio.
- Willingness to provide vacation coverage and emergency support at other properties as required.
