We are currently accepting applications for an Area Manager to join our Property Management Team. This position will oversee multiple staff for our residential properties located in Duncan, Victoria, and Nanaimo, BC. The Area Building Manager will be required to work both in an office setting and on-site at various properties, overseeing day-to-day operations, tenant relations, and staff across multiple locations. The ideal candidate will have strong organizational and communication skills, leadership experience, and the ability to effectively manage multiple priorities while ensuring a positive and well-maintained environment for tenants and staff.
This is a full-time position with the need to be flexible. Weekday evenings and weekend work may be required to accommodate tenant needs, move ins and outs, travel between properties, and emergency situations.
What you will be doing:
- Assessing and resolving issues, whether it’s service requests or tenant complaints, within 24 to 48 hours;
- Managing the day-to-day operations of multiple residential properties;
- Supervising and supporting on-site staff, including Building Managers, Property Service Assistants, and maintenance personnel;
- Conducting regular property inspections to ensure buildings and grounds are maintained to company standards;
- Balancing multiple tasks and responsibilities, from handling tenant issues to overseeing building maintenance and staffing needs;
- Enforcing policies and procedures across all assigned properties;
- Updating and maintaining fire safety plans for multiple properties;
- Fostering a friendly and professional environment for tenants, site staff, contractors, and vendors;
- Show available suites to prospective residents and maintain unit rental levels;
- Schedule and participate in move ins and outs and process all associated documentation;
- Ensure proper physical maintenance of the buildings and surrounding properties, maintaining the health and safety of all sites;
- Oversee contractors and site staff to ensure required maintenance and repairs are completed properly and efficiently;
- Coordinate activities of on-site cleaners and maintenance staff, in addition to providing support with cleaning duties when required;
- Handling water leaks, after-hours calls, and building emergencies on an as-needed basis;
- Monitoring operating supplies and coordinating service requests and preventative maintenance schedules;
- Completing administrative duties including reports, documentation, correspondence, and maintaining accurate tenant and property records;
- Travel between properties as required;
- Other administrative and operational duties as required.
What you need to bring:
- Minimum of two years’ experience in property management, building operations, or a supervisory role;
- Previous experience managing multiple properties and/or supervising staff is considered an asset;
- Ability to prioritize workload and adapt in a fast-paced environment;
- Strong organizational skills, with the ability to handle multiple tasks and maintain detailed records;
- Proficient in office software such as Microsoft Office Suite and property management software (e.g., Buildium);
- Exceptional interpersonal and leadership skills with the ability to manage tenant relations effectively and support site teams;
- Ability to address and resolve building issues promptly and efficiently while maintaining a high level of professionalism;
- Strong attention to detail and problem-solving skills;
- Comfortable working independently with minimal supervision;
- Experience in building operations, building safety, and fire safety requirements is an asset;
- Valid Class 5 driver’s license and reliable transportation required for travel between properties.
What do we offer you?
Finding and keeping the right people is very important to us. The anticipated salary range for this position is $70,000 – $80,000 per year dependent on experience and qualifications.
