Position Summary
We are seeking an experienced and technically skilled Senior Building Operator / Chief Engineer to oversee the day-to-day operations and maintenance of two Class A commercial buildings in Burnaby.
This is a key operational and technical leadership position responsible for building systems, preventive maintenance, repairs, contractor coordination, building performance, safety compliance, and day-to-day engineering operations.
The successful candidate will report directly to the Commercial Property Manager and provide technical direction to the engineering team. The position will work closely with the Property Manager, tenants, contractors, consultants, and other stakeholders to ensure safe, efficient, and reliable building operations.
The ideal candidate will have strong commercial building operations experience, excellent troubleshooting and problem-solving skills.
Key Responsibilities
Building Operations & Maintenance
- Oversee daily operations, maintenance, and repair of HVAC, electrical, plumbing, BAS, life safety, and other building systems.
- Coordinate preventive maintenance, inspections, repairs, and emergency response.
- Maintain accurate operating records and regulatory documentation.
Engineering Team Leadership
- Provide technical direction, assign work, and establish priorities for engineering staff.
- Support staff training, safety compliance, and knowledge transfer.
- Participate in emergency response and incident management.
Contractor & Vendor Management
- Coordinate and oversee contractors, service providers, and maintenance agreements.
- Review quotations and monitor contractor performance, work quality, and compliance.
Budget & Capital Projects
- Assist the Property Manager with operating budgets, purchasing, cost control, and inventory management.
- Support capital projects, major repairs, equipment replacements, and building improvement initiatives.
Safety & Compliance
- Ensure compliance with applicable safety regulations, building codes, and fire and life safety requirements.
- Maintain safe work practices, emergency preparedness, building security, and required documentation.
General Property Support
- Assist with building inspections, operational reporting, and tenant-related requirements.
- Monitor building performance, tenant comfort, energy efficiency, and operational effectiveness.
- Perform minor repairs within applicable qualifications and other duties as assigned.
Qualifications
- Minimum 4th Class Power Engineer Certificate required.
- Minimum 5 to 10+ years of commercial building operations experience, preferably in Class A office properties.
- Experience working in a large commercial or Class A office property is considered a strong asset.
- Strong technical knowledge of:
- HVAC systems
- Boilers and chillers
- Cooling towers
- Pumps and mechanical systems
- Electrical distribution systems
- Building Automation Systems (BAS)
- Plumbing systems
- Fire and life safety systems
- Strong troubleshooting and problem-solving skills.
- Experience managing contractors, vendors, and service providers.
- Experience with preventive maintenance programs and building inspections.
- Experience supporting operating budgets, cost control, and capital projects.
- Strong understanding of applicable safety regulations and building operational requirements.
- WHMIS and First Aid certification are considered assets.
- Fire Safety Director training and other relevant building systems certifications are considered assets.
- Relevant trade certification or technical education is an asset.
