Role Summary:
The Vice President, Property Operations serves as the operational and strategic leader responsible for the overall execution, financial performance, and asset optimization of our real estate portfolio. Reporting directly to executive leadership, you will oversee portfolio-wide operations, leasing, vendor contracts, and operational standards.
This is an on-site executive leadership role based in Owen Sound, ON, requiring direct, hands-on oversight and a commitment to operational excellence.
Core Responsibilities:
- Financial & Leasing Strategy: Direct and oversee advertising and tenant acquisition strategies to consistently exceed leasing targets and portfolio occupancy metrics. Support timely and accurate completion and entry of all leasing documentation, including application forms, tenancy agreements, renewal agreements, and other supporting documentation internally.
- Tenant Experience Lifecycle: Oversee high-touch onboarding, unit turnover schedules, lease renewals, and tenant relations to maintain high retention rates and seamless unit handovers.
- Process & Standard Enforcement: Establish and enforce portfolio-wide standard operating procedures (SOPs), minimizing operational oversights.
- Project Workflow Management: Utilize project management software to manage and coordinate tasks, maximizing velocity of execution.
- Vendor Procurement, Management & Contract Negotiation: Oversee and coordinate with third-party contractors working at properties. Negotiate competitive contracts, and enforce performance service level agreements for external maintenance, repair, and renovation vendors.
- Any other duties as requested by Executive Management.

Education and Experience:
- Leadership Experience: Previous executive or senior management experience
- Education: Bachelor’s degree in Business Administration, Real Estate, Finance, or equivalent senior-level industry experience required.
- Technical: Truly proficient with modern office productivity suites such as Google Workspace. Specifically, the usage and maximization of spreadsheets and their associated features.
Hours of Work:
- 40 hours per week, 5 days per week, within the hours of 9 AM to 5 PM on-site in Owen Sound
- Must be available occasionally after 6 PM or on weekends for special company objectives
Pay: From $100,000.00 per year
