Responsibilities
- Building Systems & Preventive Maintenance
- Monitor and maintain the operational efficiency of building systems, including HVAC, electrical, plumbing, life safety, and security
- Conduct routine inspections of equipment and systems to catch maintenance needs early and keep everything running properly
- Monitor and adjust building automation systems to optimize energy usage and resident comfort
- Coordinate and execute a preventive maintenance program that minimizes breakdowns and extends equipment life
Resident Experience & Service
- Serve as a key point of contact for resident inquiries, concerns, and service requests, as assigned by the Property Manager and/or VP, Property Management
- Respond promptly and professionally to resident issues — five-star service is the standard, not the exception
- Coordinate and schedule service calls and repairs with internal staff and external vendors, and keep residents informed of maintenance activities and any disruptions
Suite Turnovers & In-Suite Repairs
- Prepare vacant suites for new residents: patching, painting, caulking, basic carpentry, cleaning, and general touch-ups to a move-in-ready, luxury standard
- Complete turnover inspections and ensure suites are ready by scheduled occupancy dates
- Remove garbage, debris, and abandoned belongings from vacated units
Grounds, Amenities & Curb Appeal
- Maintain the cleanliness and appearance of the building exterior, entrances, sidewalks, parking areas, and landscaped spaces
- Care for the pool deck, furniture, terrace, and BBQ areas — including vacuuming the pool and cleaning skimmer baskets — so amenities always look their best
- Shovel snow and apply salt in winter to keep access safe; assist with seasonal maintenance and property upkeep
- Manage waste operations: rotate garbage, recycling, and organics bins to municipal schedules, keep garbage rooms clean and organized, and remove bulk waste appropriately
Safety, Compliance & Records
- Ensure compliance with all relevant safety regulations and standards, including fire safety, building codes, WHMIS, and emergency procedures
- Conduct regular inspections to identify hazards and implement corrective measures promptly
- Maintain accurate records of inspections, maintenance activities, expenditures, invoices, and equipment performance for compliance reporting
- Collaborate with external contractors and inspectors to complete required inspections and certifications on time
- Source and procure supplies, equipment, and services within budgetary guidelines
Emergency Response
- Implement emergency response protocols, including evacuation procedures, emergency contacts, and disaster recovery plans
- Coordinate with local authorities such as fire departments during emergencies, and provide timely communication and support to residents to ensure their safety and well-being
Experience
- A natural multitasker. You handle competing priorities without dropping the ball — a resident request, a vendor on site, and a turnover deadline can all land on the same day, and you keep them all moving
- Customer-service driven. You're patient, professional, and personable. Residents trust you, and you treat every interaction as a chance to make their day better
- A resourceful problem solver. You diagnose issues independently, know when to fix it yourself and when to call in a specialist, and you don't wait to be told something needs attention
- Skilled with your hands. Comfortable with basic carpentry, drywall repair, patching, painting, caulking, and general repairs — you take pride in clean, finished work
- Organized and accountable. You keep records current, follow through on commitments, and sweat the details that define a luxury property
What You Bring
- 2+ years of experience in building operations, maintenance, or a related trade (residential or hospitality experience an asset)
- Working knowledge of HVAC, plumbing, and electrical systems; basic carpentry skills required
- Familiarity with the Ontario Residential Tenancies Act, health & safety standards, and fire/life safety procedures an asset
- Comfort with technology for logging work orders and service requests
- Availability for occasional after-hours and on-call emergency response
- Ability to perform physical work, including lifting up to 50 lbs, working on ladders, and being on your feet throughout the day
- A clear criminal record check; valid Ontario driver's licence an asset

Pay: $65,000.00-$75,000.00 per year
