The Marketing Manager is responsible for developing and executing marketing strategies that drive leasing performance and support the growth of Minto Apartments' purpose-built rental portfolio. This role leads marketing initiatives for both existing properties and new development projects, overseeing campaign planning, go-to-market strategies, branding, content development, and cross-functional programs that enhance awareness, generate qualified leads, and support occupancy objectives. Working closely with operations, development, leasing, and agency partners, the Marketing Manager ensures marketing activities align with business goals and deliver measurable results.
Here’s how you’ll contribute
Develop and execute strategic marketing plans that support leasing, occupancy, revenue, and brand objectives for existing communities and new developments.
Lead marketing strategy and execution for lease-ups, project launches, grand openings, signage programs, and promotional initiatives.
Develop property positioning, messaging, and campaign strategies that effectively differentiate properties in competitive markets.
Ensure corporate and property branding standards are consistently maintained across all customer-facing marketing materials and touchpoints.
Oversee the development and production of marketing collateral, signage, renderings, photography, floor plans, and other creative assets.
Collaborate with internal teams and agency partners to develop marketing programs aligned with project stage, target audience, and business objectives.
Manage marketing budgets, forecasts, and monthly variance reporting for assigned properties and projects.
Monitor campaign, lead generation, leasing, and occupancy performance, providing data-driven insights and recommendations to optimize results.
Prepare monthly, quarterly, and ad hoc reports and presentations for leadership, investors, and key stakeholders.
Manage agency, vendor, and consultant relationships, ensuring deliverables are completed on time, within budget, and to standard.
Coordinate rollout of marketing programs with on-site teams, ensuring adherence to brand standards and successful execution.
Work with design, development, and operations teams to ensure marketing displays deliver a compelling customer experience.
Maintain organized records of marketing assets, creative files, project documentation, reports, and budgets.
Monitor market trends, competitive activity, and industry best practices to identify opportunities for innovation.
Provide leadership through managing direct reports, including coaching, mentoring, and performance management.

University degree or college diploma in Business, Marketing, or related field.
5+ years of progressive marketing experience, preferably within real estate, multi-residential, hospitality, or consumer marketing.
Proven experience leading and developing high-performing teams.
Experience creating integrated marketing plans and managing multiple projects simultaneously.
Strong knowledge of branding, campaign development, and project management.
Experience managing agencies, vendors, consultants, and marketing budgets.
Strong analytical skills to interpret performance data and drive recommendations.
Excellent communication, presentation, and stakeholder management skills.
Ability to manage competing priorities in a fast-paced environment.
Proficiency in Microsoft Office and marketing tech platforms.
Hiring pay range rate: $95,000 - $100,000
