We're looking for an experienced Commercial Property Manager to lead on-site operations at Edmonton City Centre, one of downtown Edmonton's premier retail destinations, home to a mix of national anchor tenants, retail shops, restaurants, and office space.
About the Role
As Senior Commercial Property Manager, you'll take full ownership of Edmonton City Centre's operational and financial performance, leading the on-site property management team and acting as the senior point of accountability for ownership. This role goes beyond day-to-day operations — you'll drive asset strategy, capital planning, and stakeholder relationships while mentoring junior property management staff and coordinating closely with leasing, marketing, finance, and construction teams.
What You'll Do
- Own the strategic and financial performance of Edmonton City Centre, reporting directly to senior leadership/ownership
- Lead, mentor, and develop the on-site property management team, including Property Managers, Assistant Property Managers, and administrative staff
- Set and manage annual operating and capital budgets, with full accountability for CAM reconciliations, variance analysis, and NOI performance
- Serve as the senior relationship owner for anchor tenants and key stakeholders, leading complex lease negotiations, renewals, and dispute resolution
- Develop and execute long-term asset strategy in partnership with ownership, including repositioning, redevelopment, and capital improvement initiatives
- Oversee all mall common areas, food court, parkade, and public spaces, ensuring the property is maintained to a best-in-class standard
- Lead capital project planning and execution, coordinating with construction, development, and design teams on major renovations and tenant improvements
- Direct vendor and contractor strategy, including RFPs, contract negotiation, and performance management for major service agreements
- Oversee security operations, life-safety systems, and emergency preparedness planning for a high-traffic, high-profile public property
- Partner with leasing and marketing teams on tenant mix strategy, occupancy targets, and mall events/promotions to drive foot traffic and revenue
- Ensure full compliance with Alberta commercial tenancy law, the Alberta Building Code, Alberta Fire Code, and Occupational Health and Safety (OHS) requirements
- Prepare and present monthly, quarterly, and annual reporting to ownership and senior leadership, including performance against budget and strategic KPIs
- Act as the primary escalation point for high-priority tenant, vendor, or operational issues
What You Bring
- 8+ years of experience in commercial property management, including prior experience managing a shopping mall, large-format retail, or mixed-use retail property, with at least 2-3 years in a senior or leadership capacity
- Proven experience leading and developing a property management team
- Advanced knowledge of retail lease structures (gross, net, triple net, percentage rent), CAM reconciliations, and NOI/asset performance metrics
- Strong track record of capital project planning and execution for large commercial properties
- Deep familiarity with Alberta commercial tenancy law, the Alberta Building Code, Alberta Fire Code, and OHS requirements
- Experience overseeing security, life-safety systems, and emergency response protocols in a high-traffic public environment
- Advanced financial acumen, including budgeting, forecasting, and variance analysis at the asset level
- Exceptional communication, negotiation, and stakeholder management skills with anchor tenants, ownership, vendors, and internal teams
- Proficiency with property management software (e.g., Yardi, MRI, or similar) and Microsoft Office, including advanced Excel skills
- Comfortable working on-site at a busy downtown retail property, including occasional evenings/weekends for events or emergencies
- Real Property Administrator (RPA), Certified Property Manager (CPM), or equivalent designation strongly preferred
- Post-secondary education in business, real estate, or a related field preferred
