Our client is seeking a skilled and customer-focused Maintenance Technician to join our team. This role is responsible for supporting the day-to-day maintenance, operation, and overall appearance of our residential properties. The successful candidate will help ensure a safe, well-maintained, and welcoming environment for residents while delivering exceptional service standards.
This is a full-time live-in position that requires a broad technical skill set, strong problem-solving abilities, and the flexibility to work in a variety of conditions while maintaining a resident-first approach.
Key Responsibilities
- Perform daily inspections of mechanical and electrical systems throughout the building, including rooftop equipment, sprinkler systems, elevator machine rooms, mechanical rooms, electrical rooms, and other building infrastructure.
- Maintain exterior grounds, sidewalks, parking areas, loading bays, and common spaces to a high standard, including litter removal, leaf cleanup, and regular power washing to enhance the property's appearance and resident satisfaction.
- Prepare suites for new residents by completing turnover maintenance and ensuring units are move-in ready.
- Maintain a daily log of maintenance activities, service requests, inspections, and emergency incidents.
- Update and manage maintenance documentation, inspection reports, turnover records, and contractor files in both digital and paper formats.
- Monitor building automation systems (VVT/DDC) and respond promptly to issues or alarms.
- Identify operational deficiencies or property damage and coordinate repairs with contractors as required.
- Assist with the administration and maintenance of building access control systems, including access card management and scheduled events.
- Coordinate and oversee preventative maintenance programs for HVAC, electrical, fire and life safety systems, elevators, and other building equipment.
- Perform hands-on repairs, maintenance, and housekeeping tasks in common areas, amenity spaces, washrooms, residential suites, and exterior property areas.
- Manage daily waste and recycling operations, including compactor bin removal.
- Complete minor plumbing repairs, including faucet repairs, drain and toilet blockages, flush valve replacements, cartridge changes, hose bib repairs, and leak isolation.
- Complete minor electrical repairs (where licensed), such as replacing switches, receptacles, light fixtures, and ballasts; coordinate with licensed electricians when required.
- Perform drywall repairs, painting, grout repairs, countertop replacement, and other general suite maintenance tasks.
- Install, repair, and replace locks, door hardware, door closers, interior doors, balcony doors, and window blinds as needed.
- Conduct monthly emergency generator testing, maintain associated documentation, and coordinate scheduled preventative maintenance and fuel monitoring.
- Participate in fire and life safety programs, inspections, and emergency procedures.
- Monitor inventory levels for maintenance and building supplies and coordinate purchasing approvals with management.
- Inspect vacant suites and arrange for any necessary cleaning, repairs, or restoration work.
- Monitor landscaping contractors and ensure irrigation systems are functioning properly throughout seasonal operations.
- Conduct weekly roof and drainage inspections to ensure drains remain free of debris, ice, and snow.
- Perform snow and ice control duties, including applying ice melt and clearing entrances and walkways when required.
- Maintain clean and debris-free curbs and gutters surrounding the property.
- Required Knowledge & Skills
- Ability to safely and physically perform the duties of a Maintenance Technician.
- Strong verbal and written English communication skills.
- Excellent interpersonal and customer service abilities.
- Strong organizational skills with the ability to prioritize tasks and meet deadlines.
- Basic computer proficiency, including Microsoft Outlook, Word, Excel, and smartphone applications.
- Knowledge of relevant legislation and regulations, including the Residential Tenancy Act, Building Code, Fire Code, and Occupational Health & Safety requirements.
Preferred Qualifications & Experience
- Experience operating Direct Digital Control (DDC) systems and Building Automation/Access Systems (BAS).
- BES Levels I and II Certification or current enrollment.
- BOMI Education Canada SMC and BEC Certification or current enrollment.
Compensation:
- Annual base salary of $40,00 - $46,000
