Responsibilities
The Apprentice Building Operator will be responsible for operating and maintaining all building equipment and systems in a manner ensuring all Hines quality standards are upheld, as well as ensuring that the tenants have a safe and comfortable work environment associated with a AAA building. Responsibilities of the role will include:

Respond to tenant service requests (such as heating/cooling calls) and emergencies, in a professional manner

Perform daily rounds and log readings
-
Review and complete daily entries into engineer's log
-
Complete preventive/demand maintenance tasks on HVAC, plumbing mechanical and life safety systems input data histories into CMMS
-
Start-up/shutdown and operation of major building equipment using BAS
-
Ensuring maximum energy efficiency, inspect/operate/maintain and repair mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.)

Perform minor repairs: replace washers/faucets; clear sinks, toilets and drains; clear grease traps/sumps; re-pack valves; replace pumps/motors; reset breakers, etc.

Complete belt inspection/replacement
-
Maintain/align fan/air handling units. I.e.: complete air filter changes

Complete general mechanical/maintenance duties
-
Demonstrate a proficiency in the proper use of basic hand tools (e.g., socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.)
-
Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
-
Demonstrate a proficiency in the correct usage of all personal safety equipment
-
Troubleshoot/repair building automation system
-
Ensure that mechanical rooms and all other work areas are kept in a safe, clean and organized state
-
Including completing any required painting
-
Monitor work of contractors/external service providers to ensure adherence to company/industry standards
-
Participate in review of operating policies/procedures as required
-
Complete maintenance of metal/plastic pipe systems
-
Conduct chemical treatment tests
-
Work in compliance with Occupational Health and Safety Act and other applicable codes
-
Escalate unusual events/occurrences to supervisor
-
Support the appearance and safety of the property
-
Pump teardown/minor repairs/alignment
-
Perform general building maintenance/repairs (e.g., lighting, door repairs. etc.)
-
Assist other classifications/trades as required
-
Ensure working relationships with tenants, contractors and external service providers are constantly upheld; ensure corrective action taken to meet tenant needs
-
Establish working relationships with staff to aid in the delivery of services
-
Develop working rapport with suppliers, contractors and external service providers to respond to information needs
-
Maintain positive relations with tenants/client through effective communications
-
Utilize standard testing/measuring tools to service/monitor basic building systems
-
Apply standard operating practices/established processes to perform duties
-
Make basic decisions within established procedures/practices
-
Provide input to operational decisions by identifying tenant/client/facility needs
-
Read and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices

Complete mandatory Hines training programs (annually)
-
Create/implement personal development plan (MPACT) to identify skills required to move to next level
-
Demonstrate a proficiency in two (2) or more categories of the Hines Engineering Assessment Guidelines and possess ability to provide training in these areas.

Demonstrate a proficiency in mathematical computations related to building operations for problem solving building comfort and operation issues.
Qualifications
Minimum Requirements include:
-
High school diploma or equivalent (OSSGD) from an accredited institution
-
Started in BES diploma; 3rd or 4th class Operating Engineer
-
One or more years in the operation and maintenance of facilities
-
Ability to communicate effectively in English (oral and written)
-
Ability to work shift rotations and potential overtime hours
