Job Title: Maintenance Technician
Reports To: Directly reports to Property Manager
Duties and Responsibilities:
- Establish and maintain excellent relationships with tenants, suppliers, contractors, and on-site superintendents
- Ensure prompt and professional service to tenants across multiple buildings
- Be on call for designated buildings on a rotating schedule, including responding to after-hours emergencies as required
- Attend multiple buildings on a rotating basis to provide maintenance coverage, inspections, and operational support
- Assist on-site superintendents with repairs, maintenance tasks, coverage during absences, and special projects
- Follow the guidelines of the Residential Tenancies Act (RTA)
- Collaborate with trades and coordinate facilities services and repairs related to buildings and equipment
- Respond promptly to all facility emergencies
- Investigate repair requests and perform minor repairs as required
- Complete weekly building inspections for assigned properties
- Inspect sidewalks and driveways during the winter season and correct any hazardous conditions
- Complete daily work orders including plumbing, electrical, and exterior repairs
- Maintain all common areas and notify the Maintenance Coordinator of any deficiencies
- Check and maintain boiler rooms (temperature, leaks, motor/pump noise), compactor rooms, fire alarm panels, electrical motors, sprinkler systems, and common door functions
- Keep logbooks up to date and manage inventory for parts used and ordered
- Inspect roofs, drains, covers, compactors, and bins
- Support and work alongside contractors on-site
- Perform unit turnover tasks, including replacing countertops, vanities, faucets, sinks, and toilets
- Other duties as required
Requirements:
- Minimum 2 years’ prior experience as a superintendent preferred
- Strong integrity and ethical standards
- Ability to work independently across multiple properties
- Strong customer service orientation
- Team player with the ability to support and collaborate with other superintendents
- Highly organized and adaptable
- Reliable and dependable
- Excellent interpersonal and communication skills
Job Type: Full-time
Pay: $26.00-$32.00 per hour
Expected hours: 35 per week
