Our client is a well-established owner responsible for the operation and maintenance of a diverse single site portfolio of properties and facilities in Vancouver.
They are known for providing a stable, professional working environment and place a strong emphasis on preventative maintenance, safety and the long-term care of their buildings and infrastructure.
Due to the needs of their facilities team, they are currently looking to add an experienced Building Operator to support the ongoing operation and maintenance of their properties.
The Position:
The Building Operator will be responsible for the ongoing operation, maintenance and repair of buildings, infrastructure and equipment across the site.
Working as part of an established facilities team, you will perform a combination of preventative maintenance, inspections, troubleshooting and reactive repairs, helping ensure the property remains safe, reliable and well maintained.
This is a hands-on position suited to someone with strong mechanical aptitude and broad building systems knowledge. Rather than operating a single office tower or residential building, you will have exposure to a wide variety of buildings, equipment and infrastructure.
Responsibilities will include:
- Performing preventative and reactive maintenance across approximately 40 buildings and the surrounding site.
- Inspecting, operating, maintaining and repairing mechanical and electrical building systems and equipment.
- Troubleshooting issues involving plumbing, HVAC systems and controls, and electrical systems.
- Working with equipment including boilers, chillers, pumps, generators, HVAC equipment, life-safety systems, ice machines, grease traps and plumbing fixtures.
- Maintaining site infrastructure including water lines, storm sewers, irrigation systems, electrical and water distribution systems, roadways, boardwalks and sidewalks.
- Providing initial troubleshooting for more complex repair requests and determining when outside contractors are required.
- Coordinating and overseeing contractors completing work on site.
- Ensuring building equipment remains in good working order through regular inspections and scheduled preventative maintenance.
- Ensuring relevant equipment certifications and inspections remain current.
- Providing guidance and direction to junior team members carrying out repairs and preventative maintenance.
- Maintaining accurate records relating to inspections, maintenance, equipment and work orders.
- Updating information within the organization's work-order and asset-management systems.
- Acting as the Maintenance Supervisor when required during periods of absence.
- Participating in limited on-call coverage when required.
The regular schedule for the position is Monday to Friday, 9:00am–5:00pm, based on a 37.5-hour work week.
The Requirements:
The successful candidate will bring a strong hands-on building maintenance background and be comfortable troubleshooting a broad range of building systems.
Ideally, you will have:
- A post-secondary trade certification in at least one specialized area of the building trades.
- A minimum of 5 years of relevant building maintenance or building operations experience.
- Strong practical knowledge of plumbing repairs, HVAC operations and controls, and electrical troubleshooting.
- Experience operating and maintaining mechanical equipment such as boilers, chillers, pumps, HVAC systems and generators.
- Experience working with preventative maintenance programs and completing regular building and equipment inspections.
- The ability to diagnose maintenance issues and determine the appropriate repair or course of action.
- Experience coordinating and overseeing external trades and contractors.
- Strong organizational and communication skills.
- The ability to provide guidance and support to more junior maintenance team members.
- A safety-conscious approach and an understanding of the importance of regulatory and code compliance.
- A valid driver's licence.
- Experience using a computerized maintenance management or work-order system.
- Experience with Yardi would be considered an asset.
