Job Description:
We are seeking a dynamic, reliable, and hardworking Superintendent to manage the day-to-day operations of a residential apartment building. The ideal candidate is a hands-on team player with strong problem-solving skills and a commitment to maintaining a safe, clean, and well-functioning property.
Responsibilities:
The Superintendent’s responsibilities will include, but are not limited to:
- Responding promptly and professionally to maintenance requests from tenants
- Performing general repairs including basic plumbing, electrical, carpentry, and painting in units and common areas
- Preparing vacant units for new tenants (cleaning, repairs, and inspections)
- Conducting regular inspections of building systems (heating, plumbing, electrical, etc.)
- Ensuring all common areas (hallways, laundry rooms, lobby, etc.) are clean, safe, and well-maintained
- Monitoring building security and reporting any safety concerns or incidents
- Coordinating emergency services and responding to urgent situations as needed
- Overseeing contractors and service providers when required
- Maintaining building logs and records of maintenance activities
- Assisting with tenant communication and addressing concerns in a professional manner
- Seasonal duties including snow removal, salting walkways, and general groundskeeping in warmer months
- Ensuring compliance with health, safety, and property standards
Requirements:
- Minimum 2 years’ experience as a residential superintendent or in a similar role
- Strong knowledge of basic building maintenance, including plumbing and electrical systems
- Excellent communication and customer service skills
- Ability to work independently and manage multiple tasks efficiently
- Positive attitude and strong work ethic
- Physically capable of performing maintenance duties
Pay: $40,000.00-$60,000.00 per year
