Job Summary
We are seeking an energetic, organized, and service-minded Residential Property Manager to oversee our long-term residential rental portfolio, including units in Calgary and Banff.
This is a full-time, in-person role focused on day-to-day property management, tenant relations, leasing coordination, inspections, maintenance follow-up, and property documentation.
This position will involve managing 60+ residential rental units. The ideal candidate should be proactive, detail-oriented, well-organized, and comfortable communicating professionally with tenants, contractors, and internal team members.
A valid RECA Property Management licence is required.
Key Responsibilities
- Manage daily operations for 60+ long-term residential rental units in Calgary and Banff
- Handle tenant communications professionally and promptly
- Conduct property showings for prospective tenants
- Prepare and manage lease agreements, notices, renewals, and related property documents
- Conduct move-in and move-out inspections
- Coordinate regular property inspections and follow up on deficiencies
- Respond to tenant service requests and maintenance issues in a timely manner
- Coordinate repairs and maintenance with contractors, trades, and service providers
- Schedule and follow up on access notices, maintenance work, inspections, and property-related tasks
- Maintain accurate records of leases, tenant communications, inspection reports, photos, and property documentation
- Ensure properties, common areas, walkways, signage, and access areas are maintained in a safe and presentable condition
- Report urgent issues, damages, hazards, or tenant concerns to management promptly
- Support the team with general property operations and administrative tasks as needed
Requirements
- Current RECA Property Management licence required
- Fluent in English, spoken and written
- Previous experience in residential property management, leasing, hospitality, or customer service is preferred
- Experience managing multiple rental properties or multi-unit residential properties is an asset
- Strong organizational, time-management, and communication skills
- Comfortable using digital tools such as email, Excel, shared drives, and property management software
- Reliable, detail-oriented, professional, and able to manage multiple responsibilities independently
- Valid Class 5 driver’s licence and access to reliable transportation required
- Comfortable attending multiple property locations in Calgary and Banff as needed
Assets / Nice to Have
- Experience using property management software such as Buildium, AppFolio, Yardi, or similar platforms
- Prior experience in a real estate, development, construction, or property management company
- Basic knowledge of residential maintenance, inspections, and tenant relations
- Familiarity with Calgary and Banff rental properties is an asset
