JOB SUMMARY:
Lead and coordinate internal teams, consultants, and trade partners to deliver construction projects safely, efficiently, and on schedule while maintaining the integrity of the design and project vision.
KEY RESPONSIBILITIES:
Project Budgeting, Scheduling and Implementation
- Establish and enforce project schedule; create consensus on site with Superintendent and Sub-Trades to meet schedule commitments.
- Maintain disciplined control of project scope while balancing needs of ownership, stakeholders and project objectives.
- Develop, track, forecast and manage project budgets.
- Manage contracts closely to avoid cost overruns and scope creep.
- Prepare conceptual budgets, tender packages, and bid documents; review and analyze subcontractor pricing and recommendations.
- Review and collaborate with the Project Design Team to ensure compliance with overall design intent and budget
- Proactively identify risks, troubleshoot issues, and implement solutions before they impact schedule, budget or quality.
- Prepare Progress Reports and present as appropriate at monthly and weekly project meetings; review and confirm progress payments
- Work with the Safety Manager and Site Staff to ensure compliance with all safety regulations, and provide information for Corrective Action Reports
- Monitor site activity for compliance with all plans, specifications and codes
Communication and Supervision
- Provide consistent, positive, solution-focused, leadership to the project team
- Oversee consultant relationships including designating tasks and following up on requests, demands, concerns, etc.
- Manage change order process with team and trades
- Support project team by removing barriers to ensure project goals are met
- Update stakeholders and owners on progress
- Ensure the efficient flow of project through the permitting process
- Ensure Corporate Safety Programs are maintained throughout the project by all site staff and subcontractors
Contract Administration
- Oversee administration of shop drawings, site instructions, field orders and change orders
- Drive project schedules and ensure clear communication of milestones, expectations, and commitments across all stakeholders.
- Analyze and award bids, with input from the project team.
- Administer trade contracts.
- Review submittals and coordinate information with consultants and trades.
- Oversee contract performanc, schedule, budget and quality.
Post Construction Activities
- Manage deficiency activities
- Coordinate Operations and Maintenance Manuals and as-builts
- Respond to warranty items as required
QUALIFICATIONS / ATTRIBUTES
- Construction, Building Technology Diploma or Engineering Degree
- Project Management certification is preferred
- 7 years of relevant experience in commercial and / or residential construction
- Experience on construction sites and ability to read, understand and coordinate consultant drawings
- Knowledge of laws, regulations, codes and standards related to construction
- Diplomatic and tactful but persuasive
- Able to make timely, effective critical decisions
- Personal suitability to deal with a range of people in a variety of situations
- A team player that can work in an entrepreneurial environment, and can balance changing priorities, meeting deadlines and can take direction from multiple sources
- Self-motivated and proactive with an established track record of effectively completing tasks independently
- Demonstrated ability to build alignment among owners, consultants, site staff, and trade partners to achieve shared project goals.
