Overview
We are seeking a dedicated and experienced Live-in Superintendent to oversee the daily operations and maintenance of our property. This role requires a proactive leader with strong management skills, technical expertise, and the ability to supervise a team effectively. The ideal candidate will be responsible for ensuring the smooth functioning of building systems, coordinating maintenance activities, and maintaining a safe, well-maintained environment for residents and staff. This position offers an opportunity to live on-site and play a vital role in property management and operational excellence.
Responsibilities
- In charge of all maintenance activities, including electrical, HVAC, plumbing, and general repairs
- Manage and troubleshoot equipment, programmable logic controllers (PLCs), schematics, and low voltage systems
- Call in sub trades when needed
- Lead and personally take care of all maintenance tasks
- Conduct inspections to identify and do all repair needed, safety hazards, or operational inefficiencies
- Plan and execute projects related to building improvements or upgrades with effective project management skills
- Maintain accurate documentation of work orders, maintenance logs, and safety reports
- Ensure compliance with safety regulations and industry standards across all operations
- Coordinate with vendors or contractors for specialized repairs or installations as needed
- Respond to manager
- Work as a team with all the onsite team
- Live on-site to provide immediate response to emergencies or urgent issues
Skills
- Mechanical knowledge with hands-on experience in industrial maintenance systems
- High level of skills in building supervision, painting, replacing floors, basic plumbing-electrical and all other repair tasks
- Familiarity with HVAC systems and general building maintenance procedures
- Leadership qualities with excellent communication skills in English
- Ability to read technical schematics and diagrams accurately
- Knowledge of safety protocols related to industrial environments and building systems
- Ability to supervise teams effectively while maintaining a focus on safety, quality, and efficiencyThis position is integral to maintaining operational excellence within our facility. - available to be onsite in unit 3 night a week to answer emergency phone, and nearby other night to be available for emergency calls. Available 1 bedroom appartment at a lower rent in exchange of supervision services at night.
Pay: $23.00-$30.00 per hour
