Summary
The Apartment Manager is responsible for the overall maintenance, cleanliness, and day-to-day operations of a residential apartment building. This role ensures the property is safe, well-maintained, and welcoming for tenants, while responding promptly to maintenance needs and supporting efficient building operations.
Responsibilities:
Building Maintenance
· Perform routine inspections of building systems (plumbing, electrical, HVAC, lighting).
· Complete minor repairs (e.g., leaks, fixture replacements, drywall patching, painting).
· Coordinate and supervise external contractors for major repairs and maintenance projects.
· Maintain mechanical rooms and ensure equipment is operating properly.
· Conduct preventative maintenance to reduce long-term repair cost
Housekeeping & Cleaning
· Maintain cleanliness of all common areas (hallways, lobbies, stairwells, laundry rooms).
· Daily garbage collection and waste management, including recycling and composting where applicable.
· Snow removal and salting during winter months; maintain walkways and parking areas.
· Groundskeeping duties such as lawn care, litter cleanup, and minor landscaping.
Tenant Support & Relations
· Respond to tenant maintenance requests in a timely and professional manner.
· Handle minor tenant concerns and escalate issues to management when required.
· Assist with unit turnovers, including cleaning, painting, and minor repairs.
· Support move-ins and move-outs as needed.
Safety & Compliance
· Ensure building complies with local health, safety, and fire regulations.
· Perform routine fire safety checks (extinguishers, alarms, emergency lighting).
· Maintain accurate maintenance logs and incident reports.
· Identify and report potential risks or hazards.
Administration & Reporting
· Keep inventory of cleaning and maintenance supplies.
· Maintain a log of completed work orders.
· Provide regular updates to the Executive Director on building condition and tenant issues.
· Assist with scheduling contractors and inspections.
Qualifications:
· Previous experience in building maintenance, property management, or custodial work preferred.
· Basic knowledge of plumbing, electrical, and general repair techniques.
· Strong organizational and problem-solving skills.
· Excellent interpersonal and communication skills.
· Ability to manage priorities and respond to emergencies after hours.
· Physically capable of performing manual tasks (lifting, cleaning, snow removal).
· Valid driver’s license (preferred).
Working Conditions
· Must reside on-site in provided superintendent unit.
· On-call availability for emergencies after regular working hours.
· Work involves both indoor and outdoor duties in all weather conditions.
Pay: $55,000.00-$60,000.00 per year
