The Role
Transcorp is seeking a Commercial Property Specialist to manage property operations, tenant relationships, leasing support, vendor coordination, and business development across a growing commercial and industrial portfolio. This is a hands-on, tenant-facing role for a proactive go-getter who can keep properties running well, build trusted tenant relationships, pursue prospective tenants, support leasing activity, and ensure issues are handled quickly and professionally.
Key Responsibilities
Property Operations
- Conduct regular property inspections to ensure maintenance, safety, appearance, and operational standards.
- Run preventative maintenance, repairs, upkeep of building systems and common areas.
- Coordinate HVAC, plumbing, electrical, mechanical, lighting, and life safety service work.
- Respond to urgent maintenance and operational issues.
- Maintain accurate inspection, maintenance, and work-order records.
Tenant Relations
- Manage tenant relationships from onboarding through renewal, ensuring a high level of service and satisfaction.
- Address concerns proactively and follow up to support tenant retention.
- Coordinate move-ins, move-outs, suite turnovers, access, and tenant communications.
Leasing, Sales & Business Development
- Generate leasing opportunities through prospecting, networking, broker relationships, and community outreach.
- Maintain an active leasing pipeline and drive prospects from inquiry to lease execution.
- Conduct property tours and effectively market available spaces.
- Monitor market trends, competitor activity, and tenant demand to identify opportunities.
Vendor & Project Coordination
- Coordinate contractors, trades, consultants, and service providers to ensure quality and timely delivery.
- Obtain quotes, support vendor selection, and monitor performance.
- Assist with tenant improvements, capital projects, preventative maintenance programs, and service contracts.
Administrative Support
- Maintain accurate records related to tenants, leasing, maintenance, vendors, and property operations.
- Support lease administration, renewals, notices, reporting, and invoice tracking.
- Assist with occupancy reporting, expense monitoring, tenant retention initiatives, and operational improvements.
Qualifications
- 3+ years of experience in commercial property management, leasing, facilities, building operations, sales, or a related field.
- Understanding commercial property operations, building systems, leases, and real estate fundamentals.
- Experience coordinating vendors, contractors, maintenance, or property projects.
- Proven ability to prospect, build relationships, and work leasing opportunities to closing.
- Strong communication, organizational, problem-solving, and customer service skills.
- Proficiency with Microsoft 365, CRM platforms, and work-order systems.
- Valid driver's license and reliable transportation.
Preferred Qualifications
- BC Real Estate License (active or willing to obtain) and/or BES certification or related building operations training.
- Experience with commercial, industrial, office, retail, or mixed-use properties and an established local real estate or business network.
Pay: $60,000.00-$80,000.00 per year
