Position Title: Live-in Caretaker

Term: Full-time position for one person at 35 hours per week (on call outside of working hours)
Compensation: Starting salary of $35,000 (depending on experience)

Overview
The Ivan Franko Manor is located at 200 McGregor Street in Winnipeg’s North End. The building is a 7-story not for profit independent living facility for seniors 55+ and has both one- and two-bedroom units.
The Manor is currently looking to fill a full-time live-in caretaker position. The successful candidate will work fulltime hours and outside of these hours, they will be available on call in case of emergencies. The job duties include cleaning and building maintenance, and shares tenant relations duties and is supervised by the Building Administrator.
The successful applicant is provided a main floor 2 bed-room suite with private outdoor patio, at a reduced rental rate, and one free parking spot.
Position Duties
· Cleaning all common areas in the building
· Light gardening, landscaping, and snow removal
· Regular building inspection and monitoring, including heating, cooling, lighting and alarm systems
· Performing basic repairs and maintenance tasks as required
· Working closely with the Building Administrator in sourcing, booking and supervising contractors for major repairs
· Monitoring inventory of cleaning materials, tools, and furniture as required
· Managing bookings for the showing of vacant suites to potential tenants
· Opening building at the start of the day and performing an evening security check
· Adhering to the company’s safety policies to create a safe working environment for everyone
· Ensuring the overall security and safety of the building and residents
· Preventing and responding to situations in the building as they arise, liaising with residents, building administrator and board as needed
· Regular communication and reporting to Building Administrator, including attendance at meetings as required
Desired Skills
· Minimum of 2-3 years of relevant caretaking and/or building maintenance experience
· Basic DIY skills and good understanding of building maintenance
· Basic knowledge in electrical and mechanical
· Good verbal and written communication skills
· Highly organized, excellent time management and multi-tasking skills
· Ability to work independently, problem-solve, and be self-motivated
· Good interpersonal and conflict resolution skills
· Strong sense of confidentiality, honest nature
· Able to respond to after-hours emergencies
· Sensitivity and understanding towards seniors and our North End community
This position will require the submission of an acceptable criminal record check prior to the first date of employment. Three references will be required at the time of interview.
