Live-In Superintendent – Condominium High-Rise

The Opportunity
A well-maintained condominium high-rise community in Barrie is seeking a reliable, professional, and hands-on Live-In Superintendent to join our team.
This position is ideal for someone experienced in condominium/ residential high-rise operations, maintenance coordination, resident relations, and emergency response. The successful candidate will play an important role in the daily operation of the property while helping maintain a safe, clean, and welcoming environment for residents.
Key Responsibilities
Building Operations
· Conduct daily inspections of common areas, mechanical rooms, and building systems
· Monitor lighting, doors, access systems, and general building operations
· Assist in maintaining the overall cleanliness and appearance of the property
Maintenance & Repairs
· Perform minor hands-on repairs and troubleshooting
· Coordinate preventative maintenance and report larger repair concerns
· Assist with service elevator bookings, move-ins, and move-outs
Contractor & Vendor Coordination
· Coordinate contractors, deliveries, and service providers on site
· Communicate with Property Management regarding ongoing projects and maintenance concerns
Pool & Hot Tub Operations
· Monitor and assist with swimming pool and hot tub maintenance
· Test and record chemical levels
· Monitor water quality and equipment operation
· Coordinate with pool contractors and ensure health and safety compliance
Administration & Resident Relations
· Maintain incident reports, maintenance logs, and operational records
· Respond professionally to resident concerns and inquiries
· Work closely with Property Management and the Board when required
Emergency Response
· Participate in a rotating on-call schedule for emergency situations only
· Provide cross-coverage with a sister condominium corporation located on the same property
Qualifications & Skills
· Previous superintendent, maintenance experience preferred
· Knowledge of HVAC, plumbing, electrical, pool systems, or general building operations considered an asset
· Strong communication and customer service skills
· Excellent people skills with the ability to interact professionally with residents, contractors, board members, and management
· Strong conflict resolution and problem-solving abilities
· Team player who can work independently and collaboratively
· Organized, dependable, and self-motivated
· Comfortable using email, mobile communication, and basic computer systems
· Ability to live on-site and respond to emergencies when required
· Ability to perform physical duties including lifting, walking stairs, and working outdoors when necessary
Compensation & Schedule
· Live-in suite provided, taxable benefit

· Every other weekend off through a rotating schedule
