PURPOSE OF THE POSITION:
The Project Manager is responsible for planning and overseeing their projects to ensure they are completed on time and within budget.
RESPONSIBILITIES:
The Project Manager will report to the Director of Operations.
Managing job sites/day-to-day operations.
Main Activities:
o Budget:
· Adhere to the budget created for the project
· Advise Director of Operations immediately if, for any reason, costs exceed any budget item
o Calendar:
· Develop calendar with Director of Operations
· Maintain schedule according to the calendar
· Update calendar in real time as changes occur to ensure schedule reflects reality
· Alert Director of Operations immediately if work becomes, or will become behind schedule
o Weekly Meetings:
· Attend virtual management meetings with Owner, Director of Operations and other Project Managers to discuss status of projects, issues with trades/clients, etc.
· Attend on-site meetings with clients to discuss status of projects, upcoming events particularly what we need from them, collect payments, etc.
o Working with clients:
· Discuss any questions/concerns about their renovation and provide solutions
· Provide change orders for all work outside of contractual scope of work:
§ Advise clients of delays due to change orders
§ Adjust calendar to reflect change order
· Meet with clients as required
· Resolve conflict
o Working with Site Supervisor:
· Daily communication to ensure project is on schedule and all scope of work is financially accounted for
· Delegate site meetings, deliveries, trade scheduling, etc. to Site Supervisor as necessary
o Working with professionals:
· Schedule all building inspections for Site Supervisor to attend
· Work with designers/architects/engineers/surveyors as required to schedule their services, discuss problems, resolve conflict, etc.
o Working with subcontractors:
· Organize meetings
· Obtain quotes and negotiate price as needed to ensure it’s within budget
· Schedule and coordinate subcontractors
· Schedule deliveries
· Recruit new subcontractors as required
· Resolve conflict
o Deficiencies/Warranty work:
· Attend pre PDI meeting with Director of Operations, Quality Assurance Manager and Site Supervisor 2 weeks out from PDI to minimize deficiencies
· Attend PDI with clients and Owner
· Identify and note all deficiencies in PDI form
· Explain the difference between deficiencies and warranty
· Ensure each page is initialed and last page is signed
· Upload into appropriate Google Doc and share with clients
· Assist the Site Supervisor in completing/delegating deficiency and warranty work for all assigned projects
· Continue using Buildertrend’s schedule for all deficiency work
· Update PDI/Warranty Google Doc in real time
· Confirm work is satisfactory prior to changing status of deficiency/warranty work
o Must represent Elite Construction and Renovations in a professional and respectful manner at all times
o Responsible for tracking costs for each given project and attend performance reviews at completion of deficiencies to assess profit/loss

Job Type: Full-time
Pay: $90,000.00-$120,000.00 per year
