About the Role
The Senior Construction Estimator plays a central role in MeadowBrook Construction's pre-construction function. Working across a broad scope that includes drywall, framing, concrete, finishes, flooring, and structural steel, this individual is responsible for producing accurate, competitive estimates that reflect the true cost of delivery—not just the cost of winning.
This is a collaborative, high-accountability role. The successful candidate will work closely with Project Managers, Foremen, multidisciplinary estimators, the Sales team, and directly with clients. Critically, their involvement does not end at bid submission; they will support the post-award handoff and contribute to post-project cost analysis to strengthen future estimating accuracy.
Candidates with established subcontractor and vendor relationships in the GTA construction market will be positioned to contribute immediately.
What You Will Be Responsible For

Estimating & Cost Development

Prepare detailed and accurate cost estimates for materials, labour, and equipment based on project drawings, specifications, and scope documents.

Conduct material quantity take-offs across construction systems including drywall, framing, concrete, finishes, flooring, and structural steel.

Analyze tender documents, identify key cost components, and apply appropriate pricing strategies for both hard-bid and negotiated work.

Review design details to ensure estimates comply with UL-rated assemblies, Ontario building codes, and applicable industry standards.

Prepare complete, accurate bid submissions with all required supporting documentation.

Collaboration & Coordination

Work closely with Project Managers, Foremen, and multidisciplinary estimators to ensure bids are complete, accurate, and aligned across trades.

Provide cost insights and pricing recommendations during bid review with internal stakeholders.

Collaborate with the Sales team and clients to clarify scope, align on expectations, and ensure pricing reflects project realities.

Vendor & Subcontractor Management

Solicit and evaluate pricing from subcontractors and vendors across required trades and services.

Negotiate with suppliers to secure competitive pricing without compromising quality or scope integrity.

Review vendor submittals for accuracy, compliance, and alignment with design specifications.

Project Handoff & Support

Lead the transition of project estimates to the construction team following award, ensuring full scope clarity and cost context.

Remain available during early construction phases to answer estimating questions and resolve scope ambiguities.

Conduct post-project cost analysis to compare estimated versus actual costs, and apply learnings to future bids.

Continuous Improvement & Team Culture

Contribute to the development and refinement of estimating procedures, templates, and efficiency strategies.

Share best practices and technical knowledge with estimating team members to strengthen collective capability.

What Success Looks Like
In the first 90 days, the successful candidate will have taken ownership of active bids, built working relationships across the PM and sales teams, and produced estimates that hold up through the construction phase. Within six months, they will be contributing to process improvements and mentoring junior estimators where applicable.
Long-term, we are looking for someone who sees their estimates as commitments, not just winning documents, and who takes pride in the accuracy and defensibility of their work through to project completion.
Qualifications

Required
-
Degree or Diploma in Construction Management, Civil Engineering, or a related technical field.

Minimum 7 years of estimating experience in ICI (Institutional, Commercial, Industrial) construction, with demonstrated proficiency across multiple systems (drywall, framing, concrete, finishes, flooring, structural steel).

Established subcontractor and vendor relationships within the GTA construction market.

Proficiency in AutoCAD for plan reading and Excel for cost modelling; experience with at least one dedicated estimating platform is an asset.

Solid working knowledge of Ontario building codes, construction practices, and UL-rated assemblies.

Demonstrated experience managing both hard-bid and negotiated work.

Strong negotiation skills with a track record of securing competitive subcontractor and supplier pricing.

Excellent communication skills—able to present cost rationale clearly to PMs, sales teams, and clients.

High attention to detail with proven ability to manage multiple bids simultaneously under deadline pressure.

Gold Seal Certification or equivalent professional designation.
