Job Summary
We are seeking an experienced, dedicated, and highly organized Superintendent to manage the day-to-day operations and general upkeep of a modern 78-unit apartment building.
This is a vital, hands-on role perfect for a proactive individual who excels at balancing property maintenance with excellent tenant relations.
Your Responsibilities
The Superintendent is the face of the property, responsible for ensuring the building is safe, clean, and well-maintained, and that tenants are well-served.
Tenant Relations & Rentals
- Conduct and schedule unit viewings and assist applicants with required documentation.
- Secure commitment and security deposits, and promptly submit all rental paperwork to the main office.
- Receive and log all tenant complaints, referring them to the Rentals & Services Coordinator for resolution.
- Coordinate all move-in and move-out procedures, including pre-departure suite inspections and making recommendations regarding security deposit claims.
Building Maintenance & Upkeep
- Perform routine and deep cleaning of all common areas (vacuuming, washing, dusting).
- Maintain exterior grounds by ensuring the removal of debris, litter, and waste.
- Conduct regular property inspections and initiate maintenance work orders as needed.
- Perform minor repairs such as replacing/fixing doorknobs, and completing minor drywall or paint touch-ups.
- Conduct annual cleaning of air exchangers and mini-split HVAC systems.
- Promptly replace all interior and exterior light bulbs as needed.
Safety & Seasonal Duties
- Ensure immediate snow removal from the front walkway and two side doors.
- Maintain safety by ensuring all building access points, including steps, are salted and safe during winter conditions.
- Maintain a weekly log of building incidents, maintenance issues, and tenant concerns.
Qualifications & Requirements
The ideal candidate possesses strong organizational skills, a friendly and professional demeanor, and a solid background in property maintenance.
- Proven experience in residential property management, building operations, or a similar customer-facing maintenance role is a significant asset.
- Ability to perform a wide variety of minor repairs and general maintenance tasks.
- High level of professionalism and superior communication skills for effective tenant interactions.
- Must be highly organized and capable of managing multiple schedules (rentals, move-ins, cleaning, repairs) simultaneously.
Job Types: Full-time, Permanent
Pay: $31,300.00-$50,000.00 per year
