About the Role
The Building Operator is responsible for providing operational and technical support either personally or by way of contracted services oversight. The primary objective of the Building Operator is to ensure the assigned portfolio is managed and maintained preventatively in a safe, efficient and environmentally responsible manner.
Responsibilities:
- Perform preventative maintenance and unscheduled maintenance and repairs of all building systems
- Responsible to ensure that all building equipment is operating efficiently
- Participate in occupational health and safety program
- Management of waste, recycling, and hazardous materials (WHMIS)
- Tenant improvements
- Oversee tenant service request response resolution
- Conduct risk management inspections, remedial actions and reporting
- Assist in preparing annual operations and capital budgeting
- Review invoices and expenditures to ensure that spending is within planned budget allocations
- Review with Property Manager unbudgeted expenses prior to incurring them, obtaining quotes and written scopes of work.
- Provide technical or administrative advice to internal and external clients
- Trouble shoot operational issues including automation system
- Have a thorough knowledge of how equipment, valves, dampers and other components can be overridden as well as understand the automation interlocks that may be triggered by those overrides
- Remain current and up to date with new industry practices, legislative changes and new technologies
- Exposure to tenant improvement/construction management, life cycle costing exercises with annual operations and capital budgets
- On-call afterhours availability
Requirements:
- Class 5 Power Engineering Certificate or proof of course enrollment or equivalent work experience
- BAS Experience is a plus but not a requirement
- WHMIS, Confined Space Entry, Fall Arrest, First Aid and CPR
- Ideally a minimum of 3 years’ direct work experience
- Experienced with HVAC, Access Control systems
- Knowledge of office, retail, industrial properties emphasis on operations is a plus
- A valid driver license and reliable vehicle
- Intermediate level skills in Microsoft Office, including Excel spreadsheets
- Basic computer hardware and network trouble shooting skills
- Client-focused with strong written and oral communication skills and the ability to problem solve[HS1] with tenants and contractors
- Ability to work under pressure, dealing with multiple issues and deadlines
- Mechanically inclined, basic knowledge in electrical and mechanical
- Knowledge of fire systems, sprinklers, fire panels and fire alarm procedures
- Handyman skills
- Proficient with hand tool, power tools and equipment such as pressure washers
Expected Compensation Range:
The expected annual base salary range for this position is $70,000 - $75,000 CAD. The actual salary offered will depend on a variety of factors, including the candidate’s experience, education, skills, and market conditions, while ensuring internal equity. In addition to base salary, Epic offers a competitive total rewards package that may include discretionary performance-based incentives, comprehensive extended group benefits, retirement savings programs, and paid time off.
