Job Summary
Ashley Designers is seeking a skilled Mechanical Designer to produce HVAC and plumbing designs for residential permit applications. The ideal candidate will prepare heat loss/gain calculations, ventilation and ductwork layouts, and drainage and water-supply designs for custom homes, additions, and legal basement conversions across Durham Region and the GTA. This role requires a working knowledge of the Ontario Building Code (Part 9) and the ability to translate architectural drawings into accurate, code-compliant mechanical drawings for permit submission. The Mechanical Designer will collaborate closely with our design and field staff to deliver coordinated, permit-ready documents.
Duties
- Prepare HVAC designs for Part 9 residential buildings, including CSA F280 heat loss/heat gain calculations, equipment sizing (furnaces, heat pumps, AC), and ductwork layout and sizing.
- Design ventilation systems (HRV/ERV) in accordance with CSA F326 and OBC requirements.
- Prepare plumbing designs under OBC Part 7, including drain-waste-vent (DWV) layouts, fixture unit calculations, pipe sizing, water-supply distribution, backwater valves, and riser diagrams.
- Produce mechanical and plumbing plans, schedules, and notes coordinated with the architectural drawings for permit submission.
- Address energy-efficiency compliance under OBC Supplementary Standard SB-12 (prescriptive or performance path), including heat-pump and electrification considerations.
- Collaborate with the design team to review concepts and ensure compliance with the Ontario Building Code and municipal requirements.
- Support the preparation of permit drawing sets and respond to plan-examiner comments and revisions.
- Conduct design reviews and revise drawings based on feedback or changes in project scope.
- Maintain organized CAD files and ensure all designs meet current code and drafting standards.
Experience & Qualifications
- Proven experience in residential HVAC and/or plumbing design within an architectural, engineering, or building-services environment.
- Proficiency with AutoCAD and/or Revit; familiarity with Bluebeam for markups is an asset.
- BCIN qualification in the relevant Building Services categories (HVAC House, Plumbing House) with House and Small Buildings, or the ability to obtain it. (Equivalent mechanical/HET background considered.)
- Strong understanding of CSA F280, CSA F326, and OBC Parts 7 and 9 as they apply to residential design.
- Ability to interpret architectural drawings and produce accurate, coordinated mechanical drawings for permit.
- Familiarity with Durham Region / GTA municipal permit processes is preferred.
- Strong attention to detail, organization, and the ability to manage multiple permit projects.
