About the Role
We are seeking an experienced and motivated Commercial Property Manager to join our growing team. This is an excellent opportunity for a results-driven professional to take ownership of a medium-sized commercial portfolio with significant growth on the horizon. You will be the primary point of contact for tenants and contractors, ensuring properties are managed to the highest standard while driving value for owners and stakeholders.
Key Responsibilities
Portfolio Management
- Manage day-to-day operations of a commercial real estate portfolio including office, retail, and/or industrial properties
- Maintain high occupancy through proactive tenant retention and leasing support
- Conduct regular property inspections and coordinate preventive maintenance programs
- Oversee capital improvement projects from scope to completion, managing budgets and timelines
Tenant & Stakeholder Relations
- Serve as the primary liaison for tenants, addressing inquiries, concerns, and lease matters in a timely manner
- Administer lease agreements including renewals, amendments, rent reviews, and critical date tracking
- Build strong relationships with property owners and provide regular portfolio performance reporting
Financial Oversight
- Prepare and manage annual property operating budgets and variance reports
- Review and approve operating expenses, invoices, and contractor payments
- Monitor accounts receivable and manage arrears collection in a professional manner
- Assist with CAM reconciliations and year-end financial reporting
Vendor & Contractor Management
- Source, contract, and supervise third-party service providers including maintenance, cleaning, and security
- Ensure all vendors meet safety, insurance, and compliance requirements
- Obtain competitive quotes and manage service contracts for ongoing property needs
Compliance & Administration
- Ensure properties comply with all applicable municipal, provincial, and federal regulations
- Maintain accurate property records, documentation, and management software entries
- Support due diligence activities related to acquisitions and dispositions as the portfolio grows
Qualifications Required
- 3+ years of experience in commercial property management
- Post-secondary education in business, real estate, or a related field
- Property management accounting experience
- Strong knowledge of commercial leasing principles and property operations
- Proficiency with property management software (Buildium preferred)
- Valid driver's license and access to a vehicle for site visits
