OVERVIEW:
The Senior Project Manager is responsible for leading projects from initiation and design through construction, commissioning, and closeout. They are accountable for developing and executing the project plan, including the budget, schedule, procurement strategy, risk management, and resource planning, while ensuring the project is delivered safely, efficiently, and profitably.
The Senior Project Manager works closely with owners, consultants, subcontractors, suppliers, and the internal project team to maintain alignment, resolve issues proactively, and drive the project forward. Through strong planning, communication, and leadership, they are expected to deliver high-quality projects that meet or exceed client expectations while striving to complete the work ahead of schedule and under budget wherever practical.
RESPONSIBILITIES:
Project Planning & Preconstruction
- Develop the overall project execution plan, including scope, schedule, budget, procurement strategy, staffing requirements, and key project milestones. Ensure all planning activities align with the contract documents, client expectations, and company objectives.
- Identify project risks, constraints, long-lead items, and constructability challenges early in the project lifecycle, developing mitigation strategies and maintaining a project risk register throughout the project.
- Coordinate with owners, consultants, authorities having jurisdiction, and internal teams to obtain permits, approvals, and information required to maintain the project schedule.
- Support the Estimating, Project Services, and Leadership teams during proposals and preconstruction by providing technical input, constructability reviews, execution strategies, logistics planning, sequencing, and high-level project schedules for both traditional and design-build pursuits.
Budget and Cost Management:
- Develop, monitor, and forecast project budgets, cash flow, cost reports, productivity, and profitability, taking proactive action to address variances and maintain financial performance.
- Administer contracts, change orders, progress claims, purchase orders, and subcontract agreements while ensuring all commercial matters are documented, negotiated, and resolved in accordance with the contract.
- Work closely with subcontractors, suppliers, and consultants to manage procurement, monitor commitments, and ensure timely delivery of materials and services.
Project Execution and Management:
- Maintain the live project schedule in MS Project, updating progress regularly, identifying critical path impacts, implementing recovery plans where required, and communicating schedule risks to the project team and client.
- Manage project documentation, including RFIs, submittals, shop drawings, project logs, meeting minutes, contracts, correspondence, and closeout documentation, ensuring information is complete, accurate, and current.
- Provide leadership and ongoing support to the Site Superintendent through regular communication, site meetings, trade coordination, problem solving, and by providing site management coverage during periods of absence when required.
Stakeholder Communication:
- Serve as the primary point of contact for clients, consultants, subcontractors, and project stakeholders.
- Lead regular project meetings, provide status updates, resolve issues, and maintain strong working relationships.
- Prepare and distribute project reports covering schedule, budget, risks, and key decisions.
- Ensure effective communication channels are in place for team members and stakeholders.
Quality Assurance and Control
- Ensure all work complies with project documents, building codes, safety regulations, and quality standards.
- Monitor quality throughout construction, conduct inspections, and lead post-project reviews to identify lessons learned.
Safety Management:
- Ensure compliance with company safety policies and regulatory requirements.
- Promote a strong safety culture through inspections, training, and timely resolution of safety issues.
Team Leadership:
- Lead, mentor, and support project team members while fostering collaboration, accountability, and high performance.
Close Out:
- Lead project closeout, including deficiencies, commissioning, turnover documentation, O&M manuals, and lessons learned to improve future project delivery.
REQUIREMENTS:
- Minimum 8 to 15+ years' experience managing institutional or commercial construction projects valued between $10M–$50M.
- Post-secondary education in Construction Management, Engineering, Building Science, or a related discipline.
- Strong understanding of construction methods, building codes, contract administration, safety, scheduling, and project controls.
- Ability to interpret construction drawings, specifications, and contract documents.
- Strong leadership, communication, organizational, and problem-solving skills.
- Proficient in Microsoft Office, MS Project, Procore, and other construction management software.
- Ability to manage multiple priorities while maintaining attention to detail.
- PMP designation, LEED accreditation, or equivalent certifications are considered assets.
