We are a private real estate ownership group managing a multi-family portfolio across Metro Vancouver. We are conducting a comprehensive operational audit across our properties to organize tenant documentation, evaluate regulatory compliance, and reconcile auxiliary building services.
We are seeking a detail-oriented Paralegal or Senior Legal Assistant with direct working knowledge of British Columbia tenancy law to execute a targeted, 1-month audit of our tenant files, lease records, and parking operations.
Key Responsibilities
- Tenancy File Audit: Review digital and physical files across 600+ units for full compliance under the BC Residential Tenancy Act (RTA).
- Condition Inspection Report (CIR) Tracking: Audit move-in/move-out Condition Inspection Reports, flag missing statutory documentation, and compile a security deposit risk ledger.
- Auxiliary Parking Audit: Cross-reference physical stall rosters against tenant lease addendums, vehicle registration logs, and monthly rent rolls to identify uncollected parking fees, unexecuted agreements, and unauthorized stall use.
- BC RTB Compliance Review: Identify non-compliant tenancy clauses, improper service terminations (under RTA Section 27), and documentation gaps requiring remediation.
- Data Organization: Clean up digital file structures in Google Drive/Excel and deliver a final audit report for executive review.
Qualifications & Requirements
- Experience: 3+ years as a Paralegal, Legal Assistant, or Compliance Specialist with strong background in BC real estate, residential tenancy law, or property management operations.
- BC RTA Proficiency: In-depth knowledge of the BC Residential Tenancy Act (RTA) and Residential Tenancy Branch (RTB) policies and forms (RTB-1, RTB-22, etc.).
- Technical Skills: Advanced proficiency in Microsoft Excel / Google Sheets and digital document management software.
- Analytical Mindset: High attention to detail with proven ability to reconcile complex data sets (lease files vs. accounting ledgers).
