We are currently looking for an exceptional individual to join our Maintenance team to deliver services at our communities in High River, Diamond Valley and Okotoks.
The Building Services Worker, reporting to the Maintenance Coordinator, provides preventative and routine maintenance at Westwinds Communities.
The Candidate
The successful candidate ensures equipment and building system adherence to operating specifications and procedures and assists in capital improvements in Westwinds facilities as specified.
Requirements:
Life Safety & Preventative Maintenance
- Safely and methodically executes the preventative maintenance program (building operations manual) for designated Westwinds facilities, grounds and equipment as per schedule.
- Cost effectively maintains facilities’ expenditures. The Building Service Worker may expend up to $200 for work related materials without Supervisor authorization.
- Keeps workspace and work areas safe, well maintained and clean.
- Responsible for the safe and effective use of Westwinds equipment.
- Ensures that Westwinds grounds are kept clear of debris.
- Responds to maintenance and or site emergencies on a timely basis.
- Participates in the afterhours on call service of Westwinds approximately every seven weeks.
- Maintains orderly cost effective inventory of repair parts and supplies for designated facilities.
Quality Assurance
- Provides excellent customer service. Ensures timely, effective and clear communication with colleagues and clients.
- Responds to all maintenance work orders for the designated facilities within one business day (when scheduled to be on site).
- Ensures all work orders are logged into the system and reported as followed up.
- Recommend workplace improvements and best practices that enhance the efficiency, service and monitoring of Westwinds facilities and services.
- Ensure significant concerns or repair items are reported to the appropriate person or logged in the maintenance system on a timely manner.
- Observes precautions required to protect Community and client property, and report damage, theft, and found articles to Director of Maintenance Operations.
- Routinely inspects facilities for quality assurance.
- Reports to Maintenance Coordinator performance of Westwinds contractors.
General
- Attends various committees and training sessions as requested by the Westwinds.
- To promote and actively participate in the Westwinds’ Health and Safety program.
- To perform other related duties as assigned.
Qualifications:
- A minimum three years’ maintenance experience in multi residential buildings and or single family homes, Building Operator B or 5th Class Power Engineering and working knowledge of building operating systems. Equivalent skills and experience will also be considered.
- Strong trouble shooting skills with the ability to problem solve and make decisions is essential.
- Must be able to work independently and as a team member while relating to variety of audiences (clients, staff and co-workers).
- Strong time management skills with the ability to prioritize tasks are essential.
- Good communication skills – both oral and written are necessary.
- Ability to work with minimal supervision.
- Maintain certification in WHMIS and Emergency First Aid.
- Must be in good health, physically fit, able to walk extended distances and with no history of back problems – a medical may be required.
- Must be functionally computer literate.
Hourly Range: Building Services Worker $27.80 – $31.98 or 5th Class $30.88 - $35.77
Shifts:
- Full-time employment with rotating shifts up to 7.75 hours per day, overtime work may be required.
- Scheduled on call rotational coverage for one week approximately every seven weeks and seasonal snow removal.
Location: Various (High River, Okotoks, Diamond Valley)
The successful candidate will be required to obtain a Criminal Records Check.
