We are seeking a reliable and hands-on Building Superintendent to oversee the day-to-day operations of a 72-unit residential building, along with associated commercial and storage properties.
This is a maintenance-focused role combined with tenant relations, and overall property oversight. The ideal candidate takes pride in the building, is proactive, and can operate independently. This is an off-site position; on-site accommodation is not provided.
Key Responsibilities:
Building Operations & Maintenance
- Oversee daily operations and ensure the building is well-maintained and running efficiently
- Monitor key building systems, including boiler and elevator, and report issues promptly
- Perform minor repairs and general maintenance tasks
- Coordinate and provide access to contractors as required
- Complete annual maintenance tasks, including air filter replacements
Tenant Relations
- Act as the primary on-site contact for tenants
- Respond to tenant concerns and maintenance requests in a timely and professional manner
- Monitor tenant conduct and ensure cleanliness and compliance with building standards
- Escalate issues to property management when required
Cleaning & Upkeep
- Maintain cleanliness of all common areas including hallways, stairwells, foyers, laundry rooms, and elevator
- Clean glass doors and high-traffic areas
- Ensure garbage rooms and shared spaces are kept clean and functional
Garbage & Recycling Management
- Coordinate weekly garbage and recycling collection
- Monitor garbage chute and bins to prevent overflow or blockages
- Empty common area garbage bins as needed
Leasing Support
- Conduct showings of available units to prospective tenants
- Coordinate with the leasing agent and property management team
Grounds & Exterior Maintenance
- Perform routine litter pick-up and maintain exterior areas
- Assist with outdoor upkeep, including monitoring sidewalks and conditions during winter months
Work Schedule & Expectations:
- Standard working hours are Monday to Friday, 9:00 a.m. to 5:00 p.m.
- This is an on-call position, requiring availability to respond to urgent after-hours or emergency situations
- Candidate must reside within a reasonable distance of the property to respond promptly to emergencies
Compensation:
- Competitive hourly wage or salary, commensurate with experience
- This position does not include on-site accommodation
Qualifications:
- Experience in building maintenance, superintendent, or property management preferred
- Strong understanding of general building systems and maintenance practices
- Ability to work independently and take initiative
- Strong communication and tenant management skills
- Reliable, organized, and detail-oriented
- Must have reliable transportation
