PROPERTY MAINTENANCE & PROJECT COORDINATOR
Bridgeview Property Management owns and operates multifamily rental buildings across Southwestern Ontario. We operate buildings, renovate them, lease them, and manage them ourselves, and the portfolio is growing quickly.
We are looking for a Property Maintenance & Project Coordinator to take ownership of the physical condition of that portfolio: to oversee the work, manage the trades who do it, check on our units and buildings regularly, and make sure every unit is genuinely ready before a tenant moves in.
This is a road job. The head office is based out of our Windsor head office and you will spend most of your week driving between properties in Windsor, Essex County and Harrow, Chatham-Kent, Strathroy, and Sarnia.
ABOUT THE ROLE
This is an oversight role with a tool bag.
You are not the person swinging the hammer all day. You are the person who decides what needs doing, prices it, hires the right trade, holds them to the schedule, checks the work, and tells us honestly what it cost and whether it is worth it.
When something small needs fixing, you handle it yourself rather than paying a contractor to drive out for a fifteen-minute job. Minor repairs and general maintenance are part of the job. The bigger physical work goes to trades you manage.
WHAT YOU WILL DO
Project oversight
- Scope the work and define what "done" looks like before anything starts
- Get quotes, compare them, and make recommendations
- Hire, schedule and supervise contractors, and hold them to what they quoted
- Track spend against quote and flag cost creep before it becomes a surprise
- Inspect completed work before we pay for it, and push back when it is not right
- Report where ongoing projects stand
Unit check-ins and inspections
- Walk every unit before a tenant takes possession and build the deficiency list
- Move-in and move-out inspections, documented with photos
- Periodic check-ins on occupied units to catch problems early
- Regular checks on vacant units and units under renovation
- Sign off that a unit is genuinely ready before it is handed over
Move-in readiness
- Close out the punch list yourself where it is quick: touch-up paint, hardware, doors, caulking, outlet and switch plates, blinds, smoke and CO detectors
- Send a contractor out same-day for anything bigger, and confirm it got done
- Test everything: taps, drains, toilets, outlets, lights, appliances, locks and keys
Turnovers and renovations
- Plan each vacant unit's turnover: what is needed, who does it, what it costs, when it is ready
- Coordinate trades, cleaners and deliveries so units come back online fast
- Give us a realistic ready date and update it honestly when it moves
- Quality-check the finished unit against our standard before it goes to market
Minor repairs and general maintenance
- Minor repairs and punch-list items where calling a contractor makes no sense
- Basic plumbing: faucets, toilets, drains, shut-offs
- Basic electrical: outlets, switches, light fixtures, detectors
- Appliance swaps, filters, thermostats
- Knowing where the line is: anything gas, major electrical, or beyond scope goes to a licensed trade
Building walks and property standards
- Regular walks: entrances, hallways, laundry, stairwells, garbage areas, parking, grounds
- Catch small problems while they are still small
- Coordinate lawn care, seasonal cleanup, snow and salting
- Set and hold a consistent standard for how our properties look
Contractor and vendor management
- Find, vet and build relationships with reliable trades in each of our markets
- Keep notes on pricing, availability and quality for who we use
- Know who to call at 7am when something floods
Reporting
- Photos and short written updates from the field
- Keep the project, maintenance and turnover trackers current
- Tell ownership what you found, what it will cost, and what needs a decision
WHAT WE ARE LOOKING FOR
- Can run a project: scope it, price it, schedule it, and land it
- Enough hands-on knowledge to tell good work from bad, and to know when a quote is inflated
- Comfortable holding a contractor to account and having the awkward conversation
- Organized enough to keep several projects moving across five markets at once
- Communicates clearly with tenants, contractors, and ownership
- Honest about cost, timing, and what went wrong
- Comfortable driving across Southwestern Ontario every week
- Wants to build something. We are still putting our systems in place and your input will shape them
REQUIREMENTS
- Demonstrated project management experience. You have run jobs, not just worked on them: scoping, quoting, hiring and scheduling trades, holding a schedule and a budget, and seeing projects through to completion
- 3+ years in construction, renovation, property maintenance, or facilities
- Valid Ontario driver's licence and a reliable, insured vehicle. This role is on the road daily
- Able to handle minor repairs work yourself
- Comfortable working in occupied buildings and around tenants
- Able to walk sites, climb ladders, and be on your feet through a full day
- Reachable by phone and text during the workday
Preferred
- Multi-residential or rental property experience: apartment turnovers, tenant-occupied repairs
- Background as a project coordinator, site supervisor, foreman, lead hand, or self-employed contractor
- Experience running several projects or properties at once
- Familiarity with project or work-order software. We use Buildium and will train you
HOURS
Full-time, Monday to Friday, with occasional evening or weekend work when a move-in, a turnover deadline, or an urgent issue calls for it. This is not a formal on-call rotation.
