We are currently looking for an experienced Live-in Superintendent to manage a 36-unit residential apartment building in Erin Ontario. The successful candidate will work under the direction of the Property Manager to oversee the day-to-day maintenance and administrative operations of the building.
The successful candidates’ responsibilities will include:
· Ensure the property, including interior and exterior areas, is clean, safe, and well- maintained.
· Perform or coordinate minor repairs (e.g. plumbing, electrical, mechanical systems).
· Respond to tenant inquiries, complaints, and emergencies in a timely and professional manner.
· Maintaining cleanliness of common areas, including lobby, elevator, stairwells, laundry room, hallways and garbage area.
· Conduct seasonal work as needed, such snow removal (shoveling and salting), lawn cutting and gardening.
· Perform monthly fire safety checks in accordance with the Fire Safety Plan and the Ontario Fire Code.
· Ensuring timely removal of waste and recycling for city collection.
· Ensuring compliance with all health, safety, and building regulations and internal policies
· Leasing and showing suites to prospective tenants
· Preparing units for Move-in
· Schedule Move-ins and Move-outs
· Rent collections
· Answer emergency calls
· Administrative duties
Requirements:
· Minimum 2 years of experience in a similar superintendent or building maintenance role.
· Fluent in speaking and writing English
· Professional demeanor and strong customer service approach when dealing with tenants and contractors.
· Physically fit and capable of performing hands-on maintenance tasks.
· Ability to work flexible hours
· Organized and able to multi-task
· Related experience is a must (maintenance, cleaning, dry wall, painting, administration)
· Demonstrated ability to work independently and as part of a team.
