We are seeking a communicative, organized, and results-driven Project Manager to support the growth of our business. The Project Manager will be responsible for overseeing construction renovation projects from its initial conception to final completion, ensuring it is delivered on time, within budget, and up to high construction quality standards. You will be the central point of contact between the client, architects, and on-site supervisors.
Key Duties & Responsibilities
Project Release
- Receive, review and understand the assigned projects with project estimator.
- Break the project down in smallest tasks to define final version of project baselines.
- Define on subcontractor requirements and submit bid requests.
- Estimate project resources including but not limited to staff, materials, and tools.
- Review initial project schedule on Smartsheet and release the final version.
- Review initial project budget and cashflow and release final version.
- Create communication plan including stakeholder list and analysis.
- Identify risks and prepare response plan.
Course of Construction
- Ensure Site Supervisor has a clear understanding of projects tasks, requirements, and timelines.
- Oversee and balance project resources consumption.
- Approve on daily purchasing, rentals, and staff hours allocation.
- Procure fixtures and non-daily rentals and materials.
- Hire subcontractors and pre-book site work.
- Make sure project expenses (receipts and invoices) are timely available for processing.
- Manage scope changes including change order estimating, negotiating, and processing with clients and subcontractors.
- Implement timely risk responses.
Project Controlling and Monitoring
- Gather daily updates from Site Supervisors to identify and overcome roadblocks.
- Coordinate weekly standup meetings to track and control project performance.
- Perform weekly project management tasks including “receipts” tagging, labour reports, Job Cost Reports, Projections, Budget and Schedule updates, Cashflow updates, Invoices review, and Bi-Weekly Reports.
- Balance risk responses with budget contingency.
Closure and Data Consolidation
- Ensure project scope and requirements are achieved and accepted by clients.
- Communicate project closure and release all resources.
- Consolidate project timelines with final project report.
- Ensure project documentation is properly archived.
Other tasks
- Support different departments with project information when necessary.
- Straight relationship with clients and subcontractors.
- Ensure projects are matching TPI quality standards in any task performed.
- Coordinate permits, inspections and any other regulatory tasks.
- Ensure permits are obtained and construction work compile with local, state, and federal regulations.
- Provide coaching and leadership to assigned project team.
Qualifications
- Bachelor's degree in construction management or related field
- At least 5 years of experience in construction project management.
- Strong leadership skills and the ability to manage multiple projects simultaneously.
· Ability to read and interpret construction plans and specifications.
- Familiarity with relevant regulations, building codes, and zoning laws.
- Proficiency in project management software and tools.
· Valid driver's license and reliable transportation.
· Flexibility to work outside of normal business hours if required.
