About the Role
We are seeking an experienced Non-Resident Caretaker for a fixed-term contract covering two residential rental properties in Coquitlam totalling 203 units.
Contract dates: July 28 to August 26, 2026 (30 days). The start date includes a one-week overlap with the current Building Manager for training and handover.
Compensation: $6,000 for the contract term.
Responsibilities
- Showing suites and assessing prospective tenants
- Receiving applications and completing Residential Tenancy Agreements
- Conducting move-in and move-out inspections and related administration
- Building positive relationships with residents and addressing issues promptly within guidelines set by the Property Manager
- Serving legal notices and representing the properties at Residential Tenancy Branch hearings when required
- Maintaining building logs, petty cash records, and suite files
- Performing regular common area cleaning, security walk-abouts, and exterior patrols
- Coordinating with trades and suppliers and obtaining estimates as needed
- Responding to after-hours emergencies as required
Requirements
- Minimum 3 years of experience as a Residential Building Manager or Caretaker
- Solid working knowledge of the BC Residential Tenancy Act
- Proficiency with Microsoft Office (Word, Excel, Outlook)
- Strong written and verbal communication skills in English
- Must be bondable with no prior criminal record
- Must have access to a vehicle for after-hours emergency response
- Must be able to reliably commute to Coquitlam
