We are looking for an experienced Property Manager to join our team and manage a residential and commercial property portfolio in Calgary and surroding areas.
This is a hybrid role with a mix of office work, remote work, and on-site property visits. We are looking for someone who is organized, reliable, comfortable working independently, and able to handle day-to-day property issues professionally.
- Act as the main point of contact for Condominium Boards
- Attend and facilitate Board meetings, AGMs, and special meetings
- Prepare meeting agendas and follow up on Board decisions and action items
- Coordinate repairs, maintenance, inspections, and larger projects
- Obtain quotes and work with contractors and service providers
- Conduct regular property inspections and follow up on deficiencies
- Assist Boards with annual budgets and review monthly financial statements
- Monitor operating expenses and major variances
- Work with Boards on reserve fund projects and capital planning
- Coordinate insurance claims and related repairs when required
- Assist with bylaw enforcement, owner concerns, and correspondence
- Maintain condominium corporation records and documentation
- Work with legal counsel, auditors, engineers, insurance brokers, and other professionals as required
- Ensure condominium corporations are managed in accordance with applicable Alberta legislation, bylaws, policies, and Board direction
- Provide Boards with regular updates and recommendations on property operations and ongoing issues
Requirements
- Valid RECA Condominium Manager Licence is required
- Previous condominium management experience
- Strong understanding of the Alberta Condominium Property Act and Regulations
- Experience working with Condominium Boards
- Strong written and verbal communication skills
- Good organization and time management
- Ability to manage multiple condominium corporations and competing priorities
- Comfortable attending evening Board meetings when required
- Strong problem-solving and decision-making skills
- Experience with property management software and Microsoft Office
- Valid driver's licence and reliable vehicle
