We are seeking a skilled and proactive Building Operator to oversee the daily operations and maintenance of our facilities. As Building Operator, you will carry out the day-to-day execution of operations and maintenance programs to ensure uninterrupted tenant operations. The ideal candidate will possess strong mechanical, electrical and facilities management knowledge. This role is vital in ensuring the safety, efficiency and reliability of our buildings' systems and providing customer service excellence. Reporting to the Property Manager, you will ensure that our properties are maintained safely and to the highest level of operational efficiency.
Responsibilities
- Receive incoming work orders and follow through to resolution
- Respond with urgency to assigned tenant escalations
- Obtain multiple quotes (minimum of three) for operational repairs as needed
- Supervise and coordinate facilities maintenance activities, including troubleshooting and repairs of building systems
- Read and interpret schematics, technical manuals and wiring diagrams for troubleshooting and repairs
- Urgently respond to incidents, ensuring life, property, and reputation are protected
- Conduct routine inspections of HVAC, plumbing, electrical systems and other building components
- Lead maintenance projects with a focus on safety, efficiency, and quality standards
- Provide excellent customer service to tenants by responding promptly to maintenance requests
- Supervise maintenance staff or contractors when necessary
- Ensure compliance with safety regulations and facility policies at all times
- Complete and submit daily written activity reports
- Support restoration efforts and insurance claims
- Complete assigned preventative maintenance activities
- Complete meter reading tasks on a monthly basis as required.
- Advise on any discovered equipment issues promptly and follow through to resolution
- Ensure all procurement activities follow organizational policy
- Complete compliance inspections as assigned. Resolve compliance deficiencies as assigned
- Utilize existing Operational Technology and assist with the deployment of new initiatives
- Update asset inventory data regularly as requested
- Assist with the preparation of building certifications applications
- Ensure ongoing requirements are met for current certifications
Qualifications
- Three (3) years plus of experience in Building Operations
- Building Operations certifications is an asset (BOMI BES Class II)
- Proven ability in facilities maintenance, troubleshooting complex systems and performing repairs
- Strong interpersonal skills with the ability to communicate clearly in English (written and verbally) for clear documentation
- A service-oriented attitude; cares about providing exceptional customer service, with the ability to problem solve and offer solutions over a wide variety of disciplines
- Excellent attention to detail and exceptional time management skills to coordinate multiple priorities and deadlines efficiently
- Working knowledge of Building Systems (Fire Alarm, Electrical, HVAC, Plumbing, Elevators, Security, Access Control, Building Automation).
- Knowledge of Environmental, Health and Safety regulations and procedures, including national and industry codes such as WHMIS.
- Strong computer skills, knowledge of Microsoft Office and Android operation.
- Relevant certifications or technical training in electrical work or facilities management are a plus
Additional Requirements
- Must be available to work on-call/standby after regular business hours, including weekends, and respond to emergency calls to provide sufficient building coverage
- The role will require regular travel to a portfolio of buildings thus, a valid driver's license and clean abstract will be essential. A personal vehicle will be utilized and mileage reimbursed.
- Must be able to work outside in all weather conditions, climb ladders, lift loads up to 50 lbs. and operate common hand tools.

Pay: $45,000.00-$75,000.00 per year
