We’re seeking a driven Mechanical Estimator to manage comprehensive cost estimation, budget forecasting, and bid strategies for our commercial tenant improvement and interior fit-out projects. In this exciting and critical role, you will be pivotal in translating project blueprints into competitive, comprehensive proposals, ensuring the financial integrity and strategic success of our mechanical project workflows.
As a Mechanical Estimator, you will oversee a wide range of essential pre-construction and bidding
activities, including quoting, quantity take-offs, risk assessment, and subcontractor coordination. Your accuracy and attention to detail will directly influence the integrity of our project proposals, ensuring that our bids are accurate, competitive, and perfectly aligned with our company’s growth goals.
Key Duties and Responsibilities:
· Accurate Quantity Take-offs: Lead the process of performing detailed material, equipment, and labor take-offs for commercial HVAC, plumbing, and drainage systems, identifying and resolving project specifications to ensure needs are met.
· Competitive Bidding and Quoting: Take charge of soliciting, compiling, and analyzing quotes from mechanical equipment vendors and specialized subcontractors, ensuring all pricing is competitive and properly accounted for.
· Scope and Blueprint Analysis: Accurately review mechanical drawings, architectural layouts, and tenant fit-out specifications to capture the full project scope and proactively identify potential design discrepancies or value-engineering opportunities.
· Subcontractor and Vendor Management: Manage pre-bid communication efficiently and securely, cultivating strong working relationships with key equipment manufacturers, suppliers, and mechanical sub-trades.
· Compliance and Risk Assessment: Diligently track project requirements, ensuring that all bids strictly adhere to local building codes, ASHRAE standards, engineering guidelines, and company risk management policy before submission.
· Project Team Handovers: Support the operations and project management teams by providing comprehensive budget breakdowns, technical scopes of work, and key estimation notes upon successful project awards.
· Additional Duties as Assigned: Be flexible and willing to take on additional mechanical estimating and pre-construction administrative tasks as needed to ensure the smooth operation of the tenant division.
What You Bring to the Table:
· Mechanical Expertise: 3–5+ years of experience working in mechanical estimating, specifically focused on commercial tenant improvements, office renovations, and interior fit-outs, giving you the strong knowledge foundation needed to succeed.
· Industry Background: Must have a deep background in commercial mechanical systems (including ductwork, piping, variable refrigerant flow systems, controls, and plumbing assemblies), demonstrating proficiency in understanding project material requirements.
· System Expertise: Must have intermediate to advanced knowledge of industry-standard estimating software (such as Trimble, Accubid, or QuickPen) alongside proficiency in utilizing Microsoft Office tools like Excel for data management and cost analysis.
· Communication Skills: Excellent communication skills, enabling clear and professional interaction with all internal stakeholders (Project Managers, Executives) and external contacts (General Contractors, Engineers, and Vendors).
· Eagerness to Grow: Willingness to learn and adapt, demonstrating a proactive approach to mastering advanced estimating frameworks and expanding your industry knowledge in line with division milestones.
Salary: $110,000.00 to $130,000.00 Annually, commensurate with the candidate knowledge and relevant experience.
