Summary:

The Senior Project Manager will be hired as an independent contractor and will be primarily responsible for leading the planning and delivery of property management projects—including capital expenditure (CAPEX) programs, landlord work, and tenant improvements—across Canderel's commercial office portfolio, in close coordination with the Canderel property management team. As an independent contractor, you will contribute to our mission of creating inclusive spaces where everyone feels valued and respected.
Responsibilities:
- Plan, organize, direct, and manage all facets of projects and ensure pre-established costs schedule and scope objectives are achieved.
- Determine resources required to ensure all aspects of the project are managed appropriately
- Liaise with internal stakeholders such as the property management, asset management and leasing teams, and external stakeholders such as tenants, consultants, construction manager, building trades, building operations and municipal staff.
- Coordinate with General Contractor, subcontractors, planners, engineers, architects and other consultants;
- Coordinate project scheduling and site access with building operations, security and tenants to minimize disruption to occupied premises;
- Produce regular reports and updates for project stakeholders;
- Prepare RFPs for procurement of consultants and contractors.
- Review tender packages and contract documents as necessary;
- Hold regular construction progress meetings and track progress; monitor productivity rates and contractor planned vs. actuals;
- Accounting functions, including issuing purchase orders, cost file maintenance, managing change orders, billings and account reconciliation;
- Comply with all legal authorities having jurisdictions to secure all legal paperwork including permits (Building Permits, occupancy and related approvals, etc.);
- Ensure the high-quality standards of Canderel properties are met;
- Manage design, construction and budget risks including creation of a risk mitigation strategy;
- Ensure project budget adherence, schedule adherence and tenant satisfaction while minimizing disruption to building operations;
- Manage overall project closeout including document maintenance, deficiencies and warranty work;
- Coordinate project handover to building operations, including deficiency tracking and warranty issues;
- Other duties as required.
Qualifications & Competencies:
- A minimum of ten (10) years’ relevant experience in project management of CAPEX, tenant improvement and base-building projects within commercial real estate or engineering consulting services.
- Experience delivering projects within occupied commercial office buildings considered an additional asset
- A minimum Bachelor’s degree in, engineering( mechanical or electrical) , architecture, construction management or equivalent experience;
- Project Management professional or P.Eng designation is considered an asset;
- Demonstrated ability or aptitude analyzing drawings for site, building, and suite plans;
- A good business acumen, including a clear ‘big picture’ understanding of cost vs risk;
- Superior communication skills, both in written and verbal;
- Excellent comprehension of building drawings, codes and site specifications;
- Strong leadership and organizational skills with proven ability to coordinate cross-functional and remote teams;

- Refined analytical skills and attention to detail;
