Scope and Purpose: To be responsible, under the supervision of the Director, Multi-Family Properties or designate, for the work day aspects of assigned Multi-Family Property operations during a six (6) month term. The role will primarily perform Resident Manager duties, including general property maintenance, administration, tenant service, safety, cleanliness, and coordination of property resources. The role will also provide leasing support, including showing suites, assisting with rental applications, and completing related leasing administration. The role is intended to be approximately 80% Resident Manager responsibilities and 20% leasing responsibilities, but may vary based on operational needs.
Duties and Responsibilities:
Term and Allocation: This is a six (6) month term position. Duties are expected to be allocated approximately 80% to Resident Manager responsibilities and 20% to leasing support, subject to business and property needs.
- Support leasing activities for residential units, including responding to prospective tenant inquiries, showing suites, assisting with rental applications, and completing other leasing-related duties as needed.
- Accept rents, collect delinquent accounts and submit to the Ladco Company Limited (the Company) in a timely manner.
- Deliver notices and lease renewals to tenants as requested or directed. Follow up with tenants and collect lease renewals from tenants.
- Follow the Company’s policies and procedures on any work alone safety program including application on Company’s cell phone and activation of GPS location services on Company’s cell phone.
- Respond to tenant concerns and/or requests for maintenance in a timely and professional manner.
- Complete and maintain up-to-date tenant contact list.
- Complete a daily walk through of the property. Record deficiencies and take the necessary action to correct. Correction to be completed by Contractors, Ladco/Lakewood maintenance staff or by the Resident Manager. Issue work orders and ensure satisfactory completion of repairs as required.
- Daily grounds inspection and litter pick-up.
- Co-ordinate move-ins and move-outs of tenants including the completion of ingoing/outgoing suite condition reports, arrange for the cleaning and/or maintenance (if necessary) of vacated rental units and all other duties related to move-ins and move-outs. Cleaning of suites by the Resident Manager (when a deduction has been made on the exit report) will be paid as an extra at the Company’s standard rate.
- Administer and control the parking areas including issue warnings and/or call tow truck and prepare and maintain a tenant parking stall list.
- Control and maintain all inventories required to provide efficient operation of property.
- Prepare and maintain key control.
- Perform minor maintenance.
- Once every 4 weeks, check all emergency lighting, fire extinguishers and complete log sheets.
- Sweep/shovel front steps as required and apply ice melt or sand as conditions warrant - complete log sheets.
- Complete or assist in equipment testing as requested on emergency lighting systems and fire alarm systems.
- Provide relief duties for Resident Managers at all properties within the Ft.Richmond area during absences (including, but not limited to, vacation, days off and sick leave).
- Relief of other multi-family properties (other than those mentioned in Item 20 above) which will be paid as an extra at the Company’s standard rate.
- Enforce the rules and regulations of Ladco Company Limited, Lakewood Agencies and the Residential Tenancies Branch.
- Maintain cleanliness in all corridors and all public areas in and around all apartment blocks.
- Complete all required reports, paperwork, leasing documentation, and other duties as assigned by the Company.
- Criminal record check, child abuse registry checks required.
