Job Summary:
We are seeking a reliable and detail-oriented Building Caretaker to support the daily upkeep and maintenance of a property. This role is responsible for performing minor repairs, conducting routine inspections, assisting with unit turnovers, and ensuring common areas are clean, safe, and well-maintained. The ideal candidate is hands-on, organized, and able to identify when issues need to be escalated to licensed professionals.
Key Responsibilities:
The caretaker’s responsibilities may include, but are not limited to:
Maintenance & Repairs
- Perform minor maintenance and light repairs, including: replacing light bulbs, smoke detector batteries, and air filters;
- Tightening fixtures, handles, hinges, and door hardware;
- Basic painting touch-ups and caulking;
- Minor drywall patching;
- Unclogging sinks and drains (non-invasive);
- Replacing outlet covers, switch plates, and blinds;
Property Care & Inspections
- Conduct basic property checks and preventive maintenance;
- Perform routine inspections of units and common areas;
- Identify maintenance issues requiring licensed professionals and escalate accordingly;
- Document property conditions with photos and written reports;
Cleaning & Turnovers
- Perform light cleaning of common areas when necessary;
- Assist with unit turnovers, including: coordinating cleaning, changing locks and installing or removing signage;
Administrative & Support Tasks
- Set up signage, notices, and safety materials;
- Assist with inventory management of tools, supplies, and maintenance materials;
Qualifications & Skills:
- Previous experience in property maintenance, caretaking, or a similar role preferred;
- Basic knowledge of tools, repairs, and general maintenance tasks;
- Ability to identify safety or maintenance concerns proactively;
- Strong organizational and time-management skills;
- Ability to work independently and follow instructions;
Physical Requirements:
- Ability to lift, carry, and move tools and materials;
- Ability to stand, walk, bend, and perform physical tasks as required;
