About the Project :
LSG Partners is developing a 73-unit townhouse community in Aurora, Ontario, to be constructed in two phases:
Phase 1: 38 units
Phase 2: 35 units
The development consists of a combination of traditional slab-on-grade townhouses and back-to-back townhouses, together with private internal roads, municipal servicing, landscaping, and related site works.
Position Overview:
We are seeking an experienced Senior Site Superintendent to lead all on-site construction activities from project mobilization through occupancy and warranty closeout. The successful candidate will be responsible for managing all aspects of site operations, ensuring the project is delivered safely, on schedule, within budget, and to the highest quality standards.
This role requires extensive experience in Ontario townhouse construction, trade coordination,scheduling, quality control, and Tarion warranty requirements.
Key Responsibilities:
● Lead all on-site construction activities from mobilization to project completion.
● Develop and maintain the master construction schedule.
● Coordinate and supervise all trades, subcontractors, consultants, and suppliers.
● Introduce and leverage a trusted network of qualified trades and suppliers to improve project execution, pricing, and schedule reliability.
● Review trade scopes, constructability, sequencing, and execution risks prior to procurement.
● Monitor construction progress and proactively resolve field issues.
● Ensure all work complies with contract documents, drawings, specifications, and the Ontario Building Code.
● Coordinate municipal inspections, consultant site reviews, and required approvals.
● Maintain high standards of workmanship and quality control throughout construction.
● Manage project scheduling, site logistics, material deliveries, and workforce coordination.
Lead all Tarion warranty processes, including:
○ Pre-Delivery Inspections (PDI)
○ 30-Day Forms
○ Year-End Forms
○ Deficiency management and warranty closeout
● Ensure full compliance with health and safety legislation and company policies.
● Maintain accurate site documentation, daily reports, schedules, RFIs, deficiency logs, and progress reporting.
● Coordinate with the project management, engineering, architectural, and consulting teams.
● Assist in maintaining project budget objectives through efficient site management and proactive planning.
Required Qualifications:
Experience:
● Minimum 10 years of construction experience.
● Extensive experience as a Site Superintendent on residential developments.
● Direct experience constructing townhouse developments in Ontario.
● Experience with both:
○ Traditional slab-on-grade townhouses
○ Back-to-back townhouse developments
● Demonstrated experience managing multi-phase residential developments.
Tarion
● Strong working knowledge of Tarion warranty requirements.
● Experience managing:
○ PDI inspections
○ 30-Day warranty items
○ Year-End warranty items
○ Warranty deficiency closeout
● Proven history of delivering projects with minimal deficiencies.
Technical Knowledge
● Strong knowledge of the Ontario Building Code.
● Experience coordinating municipal inspections and consultant reviews.
● Ability to interpret architectural, structural, civil, mechanical, and electrical drawings.
● Strong understanding of construction sequencing and residential building practices.

● Proficiency with construction scheduling software and project management systems.
Pay: $100,000.00-$120,000.00 per year
