We are seeking a dependable and skilled Concierge / Maintenance Technician to join our team at an upscale residential building. This position combines resident service, maintenance, cleaning, and administrative responsibilities to ensure the property is maintained to the highest standards of quality, safety, and appearance. The ideal candidate will handle service calls, preventive maintenance, cleaning, painting, plumbing, and apartment turnovers, while also helping management oversee vendor service contracts and follow-ups.

Key Responsibilities
- Greet and assist residents, guests, and vendors in a professional and courteous manner
- Respond promptly to service calls and maintenance requests from residents and management
- Perform routine maintenance and repairs, including plumbing, mechanical, electrical, and carpentry tasks
- Conduct preventive maintenance inspections and address issues proactively
- Turn over apartments quickly and efficiently, ensuring units are move-in ready on schedule
- Paint full apartments and perform touch-ups as needed during turnovers
- Clean and maintain common areas, lobbies, and service spaces to uphold the building’s upscale standards
- Handle garbage and recycling operations, ensuring safety, cleanliness, and compliance with regulations
- Maintain accurate logs of service calls, preventive maintenance, and turnover activities
- Monitor and restock tools, materials, and cleaning supplies as needed
- Ensure all service contracts (e.g., elevator, HVAC, pest control, waste, and landscaping) are current and follow up with vendors to confirm completion of scheduled services
- Assist management in scheduling and supervising contractors or vendors for specialized repairs and projects
- Follow all safety procedures, maintenance protocols, and building codes
- Communicate effectively and professionally with residents, staff, and management

Qualifications
- Minimum 2 years of experience in maintenance, facilities, or concierge services (experience in upscale residential or hospitality settings preferred)
- Strong working knowledge of plumbing, mechanical systems, and preventive maintenance
- Skilled in full-apartment painting, patching, and quick-turnover preparation
- Basic understanding of electrical and HVAC systems
- Experience tracking service contracts and coordinating vendor work is highly desirable
- Excellent customer service, organizational, and communication skills
- Reliable, detail-oriented, and able to balance multiple responsibilities effectively
- Ability to lift up to 50 lbs and perform physical maintenance work
- Professional appearance and demeanor appropriate for an upscale environment
- Flexible schedule, including evenings, weekends, and emergencies
