Job Overview
We're hiring a full-time Caretaker/Janitor for a strata residential complex.
This is a combined role — you'll handle the daily cleaning of common areas *and* the light maintenance and caretaking that keeps a residential building running well.
You'll be the familiar face on site. Residents will know you, the property manager will rely on you, and you'll have real ownership of how the property looks and functions day to day.
**Schedule:** Monday to Friday, 8 hours per day. Start time to be confirmed with the successful candidate.
What You'll Be Doing
**Cleaning and janitorial**
- Daily cleaning of lobbies, corridors, elevators, stairwells, amenity rooms, and shared washrooms
- Garbage, recycling, and organics management, including bin rotation and room upkeep
- Parkade sweeping and spot cleaning
- Floor care, glass and entry-door cleaning, high-touch surface sanitizing
**Caretaking and light maintenance**
- Walking the property daily and reporting anything that needs attention
- Minor repairs — light bulbs, filters, door hardware, fixture tightening, small patch-and-paint
- Meeting and directing trades and contractors on site
- Monitoring life-safety and mechanical equipment for anything visibly out of order and escalating promptly
- Exterior upkeep: entrances, walkways, litter patrol, seasonal snow and ice clearing at access points
- Move-in/move-out preparation and cleanup
- Basic logs and reporting to the property manager and CBM supervisor
- Working with people
- Courteous, professional interaction with residents and strata council
- Flagging issues early rather than waiting for a complaint
What We're Looking For
**Required**
- Previous cleaning, janitorial, caretaking, or building maintenance experience
- Comfortable working independently and managing your own day
- Physically able to perform the work — lifting, standing, stairs, repetitive tasks
- Reliable and punctual; residential buildings notice when someone doesn't show
- Basic written and spoken English for logs, work orders, and resident interaction
- Legally entitled to work in Canada
- Willing to complete a criminal record check
**Preferred**
- Experience in a strata or residential building environment
- General handyman ability — basic plumbing, electrical, or carpentry knowledge
- Familiarity with building mechanical and life-safety systems
- Valid BC driver's licence
- WHMIS certification
