Position: Building Mechanic
Reports to: Facilities Manager

Purpose of Position:
- To Maintain and repair Mechanical Systems and Equipment.
Shift: 9 hours, schedule by Facilities Manager. Rotates days, evenings, and weekends.
Key Objective # 1
To maintain and repair all the primary equipment and systems including:
- Washer, dryer, boilers, heating, cooling systems, central vacuuming, dishwashers, freezers, stoves, fridges, water softeners, pool pumps, any building equipment or systems.
Typical activities include:
- Develop and maintain manuals and diagrams of systems.
- Develop and maintain a computerized schedule for building and mechanical maintenance in the existing scheduling program.
- Label all equipment.
- Develop and maintain a computerized log for maintenance and provide information on repairs including, date, costs, parts replaced, name of employee or contractor who performed repairs.
- Operate and maintain boilers and auxiliary equipment performing preventative maintenance and making emergency repairs.
- Operate, maintain and repair heat exchangers, hot water tanks, and water softeners.
- Maintain and repair dryers and washers as required.
- Dismantle and repair auxiliary equipment such as pumps, compressors and pipe systems.
- Inspect equipment while in operation in order to detect and diagnose mechanical defects or malfunctions.
- Conduct inspections looking for breakage or excessive wear, replacing defective parts and reassembling equipment according to specifications.
- Develop automatic controls for systems such as heating and cooling using existing timing systems.
- Maintain Septic System, doing backwash, and removing pumps to clean screens.
- Prepare heating and cooling systems for all properties in advance of seasonal needs.
Key Objective # 2
Assist Director of Property Management and IT with the safety and security of the property and assets.
Typical Activities include:
- Ensure that the property meets all the safety, health, fire code and bylaw regulations
- Perform testing of fire alarm systems, emergency lighting and backup generator
- Repair locks, doors, windows and screens.
- Ensure that the property meets all of the four diamond and spa association requirements as directed by your manager.
- Ensure that the property is safe and properly maintained, facilities, and equipment to determine if repairs or maintenance is needed.
- Perform any other task as assigned by your manager and assisting in other departments when the situation requires it.
Key Objective # 3
To provide timely repairs regarding urgent deficiencies in guest services as they are directed by customer service. To provide a return to normal services within 3 hours of the condition being brought to the attention of the maintenance department.
Typical Activities include:
- Repair mechanical, equipment and service failures or obtain the skills of the necessary individual to make the repair.
- Oversee the completion and the outcome.
- Inform the Customer Service department or the guest of the completion
Physical and Environmental Conditions:
Maintenance work is an on-the-go activity, and regularly demands physical effort in the handling of materials, boxes, carts and equipment; occasional lifting and handling boxes or materials weighing up to 60 pounds. Also, bending, pushing, moving, standing and walking for extended periods, bending at the waist, pushing, pulling, carrying, twisting/turning, and climbing ladders. The maintenance crew operates in both indoor and outdoor environments.
The work environment involves everyday risks which require a high level of safety precautions e.g., the use of safe work place practices with equipment and chemicals, avoidance of trips and falls, and observance of fire regulations. There is risk of exposure to electricity, chemicals, infectious areas; atmospheric pressure, fire, heat, oil and odors. As such the use of specialized protective equipment or clothing is required.
Availability: Work may include weekends and holidays and will require on-call in off times.
