POSITION
The Live In Assistant Superintendent will report to the Property Manager with duties aligned to the Operations Manager and will work with the site team to ensure the building is clean, well maintained, service requests are attended to, and on-call duties are covered with a goal to creating a high level of customer service to the residents. This is a live in position and will be provided a unit in the building.
RESPONSIBILITIES
The Live In Assistant Superintendent role may require other duties in line with the scope of the role and function of the business. The primary responsibilities include:
On-Call Requirements
- Participate in scheduled on-call rotation, including after-hours and weekend response. Attend to emergencies, after-hour concerns, cleaning needs, and service calls.
- On-call requirements include but are not limited to: responding to emergencies, attending to after-hour concerns, cleaning duties, maintaining the building quality, answering calls, showing suites, etc.
- Maintain the cleanliness and condition of all common areas, including lobbies, hallways, elevators, laundry rooms, amenity areas, stairwells, roof, exterior grounds, and garbage/recycling areas.
Building Cleaning
- Perform daily cleaning duties such as sweeping, mopping, vacuuming, sanitizing high-touch surfaces, and waste removal.
- Conduct regular checks of the building to ensure cleanliness, safety, and proper operation of systems.
- Address minor cosmetic repairs such as patching, painting, replacing ceiling tiles, and touch-ups.
- Snow removal as required,
- Support waste management processes and monitor garbage/recycling compliance.
General Operations
- Assist with inspections of vacant and upcoming suites
- Assist with annual suite inspections
- Responsible to ensure the preventative, routine and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems;
- Troubleshoot on-the job problems, concerns and complaints;
- Familiarize with all the emergency operation of electrical, elevator, boiler, fire panel and safety systems, mechanical systems, sprinkler and timer systems;
- Ensure proper inventory and ordering of cleaning and maintenance supplies.
- Work collaboratively with the site team and maintain daily communication with management.
- Carry out additional duties as assigned to support overall building operations.
- Other duties as assigned.
QUALIFICATIONS
- Experience – 2 - 5 years of property maintenance experience, specializing in property management
- Education – post-secondary education an asset.
- Organizational/Multi-Task Skills – Ability to manage one’s time effectively, work under pressure and manage tight deadlines; ability to juggle multiple demands and competing priorities and adapt to new ideas and constant changes; detail oriented.
- Customer Service Skills – Desire to provide exceptional service to all prospects and residents;
- Police Clearance – A criminal verification check is required for employment.
- Drivers License- Must have a valid driver's license and vehicle

Pay: $40,000.00 per year
